Role: Engineer (Electrical Bias)
Location: South West London
Hours: 8am - 5pm
Shift Pattern: Mon - Fri
Salary: £38-40k p/a
My client is looking for an electrical engineer to work at a luxury, residential development in South West London, consisting of approximately 1300 flats/units.
This development is just starting on an exciting journey to become London's premier private residential scheme under the new ownership of AXA, who are investing £200m in a site wide refurbishment over the coming 5 years, ensuring the estate is carbon zero using the latest plant and technology.
Main Purpose:
To assist with all aspects of the deliverables required by the company. This includes Planned Preventative Maintenance (PPM), Reactive Works, and Minor Project Works in accordance with client and Management requests. Emergency light testing and remedials.
Day to day delivery of PPM and reactive works ensuring that issues are completed and/or escalated as required.
Main Responsibilities:
General
- Adherence to company standards in accordance with the Health and Safety at Work Act. Carry out risk assessments in conjunction with the team and ensure risks are minimized and reported accordingly.
- Undertake the repair and maintenance of Buildings Services plant and equipment by carrying out PPM and ensuring it is completed in accordance with set schedules and engineering standards to maximise the operational effectiveness and reliability of the Plant and associated systems.
- To respond in a prompt, courteous and effective manner to all reactive issues and help desk requests. This will require technical knowledge to deliver this information without prompting.
- Carry out repairs to internal and external electrical systems, statutory testing including Emergency Lighting, Portable Appliance and Fixed Installation.
- To provide attendance to specialist service providers associated with the PPM schedules.
- Carry out any reasonable request from the management team.
- Any other ad hoc duties as required to support the needs of the department/business.
Health and Safety
- take reasonable care of your own health and safety including to not put others at risk by what you do or don't do in the course of your work
- co-operate with and adhere to any health and safety instructions given by the company and obey any signs displayed around the Square and COSHH instructions
- Familiarise yourself with the company emergency procedures and health and safety policies, a copy of which is kept in each department and on the company shared drive
- Report any hazards you may identify to management of the relevant department
- adhere to the accident reporting procedures if you have or witness an accident
- attend any compulsory health and safety training that you are asked and required to
- Notify the company of any change of circumstances (such as pregnancy, health problems, medication you are taking etc.) which might affect your health and safety at work.
Requirements:
- At least 5 years' experience within a similar role.
- City& Guilds 236 Electrical part 1&2 (or equivalent).
- City & Guilds Electrical Inspection & testing an advantage.
- Experience of BMS and Control Systems.
- Experience of building regulation Part P - electrical safety and installation
- A good level of interpersonal and customer relationship skills.
- Self-starter with the ability to prioritise and react to changing scenarios.
- Ability to work on own initiative.
