Property Management Recruitment are seeking an experienced Maintenance Technician for a new Build to Rent development in SE1. The primary role objective of the Maintenance Technician is to provide day to day maintenance for the development and its residents.
Key responsibilities include:
- Completing all maintenance works at the asset for both internal and external aspects of the buildings, amenities, common areas, public realm and grounds
- Adhering to building standards, health & safety, statutory compliance, repair & maintenance and overall asset functionality
- Supporting the building services maintenance and management regime to ensure the mechanical, electrical and other building services plant and equipment reach their expected life span
- Working with the Maintenance Supervisor to ensure that sufficient inventory of spare parts and maintenance materials is available at the asset and working with Maintenance Supervisor to order supplies and tools as needed
- Attending Company specific maintenance training
Key Responsibilities:
Common Grounds / Areas
- Perform work that produces a clean, safe and attractive community, including grounds, pathways, tour paths, amenity areas, parking lots, refuse stores etc
- Cleaning and maintenance as directed by Maintenance Supervisor
- Inspect all common areas and building systems continually
- Report deficiencies to the Maintenance Supervisor or the Manager.
- Report liability and hazards (of any kind) immediately
Service Requests
- Perform all service in compliance with Company policy.
- Respond to all service requests within 24 hours
- Review work by vendors
- Report any unassigned or incomplete work to the Maintenance Supervisor or the Manager
- Report deficiencies, unsafe conditions or community policy violations to the Manager
- Stop all unsafe work immediately
Preparing Apartments
- Perform all work in vacant apartments as scheduled utilising turnover checklist as guide
- Review work by vendors
Knowledge, Skills & Experience
Qualifications
- Ideal - City & Guilds relevant qualification in Plumbing/Electrical installation, for example City & Guilds ONC (Electrical) 17th Edition accredited
- Essential - Basic technical education and holding a recognised trade discipline
- IOSH Working Safety certificate or willing to complete course within 90 days of employment
Experience
- A minimum of one years' experience in a similar role
- A trade background is preferable
- Basic working knowledge of grounds/common area maintenance, service requests and apartment preparation
Technical Attributes
- This is a physical role and the postholder will need to meet certain requirements to be able to complete the role requirements
- Must have basic knowledge of HVAC, BMS, building control requirements, fire and environmental control measures and all aspects of Health and Safety regulations in relation to residential building management
Personal Attributes
- Can build good relationships with key stakeholders as well as team members and prospective residents.
This role has a Monday-Friday working pattern.
