VERTO HR are currently seeking an experienced Building Services Manager to join a residential development, based in Dorchester.
- Shift Pattern: Tuesday, Wednesday and Thursday - 0800-1300
- Salary: £12,915
Main duties include the below:
- Communicate any important issues to residents b. Liaise with the freeholder as necessary
- Facilitate the moving in of new homeowners
- Attend and document meetings with 3rdparties as required
- Assist residents with any enquiries and direct them to the right people where necessary f. Meet and greet visitors to the building and help to attend to theirs and residents needs
- Ensure front entrance is kept to highest standard with clean mats, no litter etc
- Check no finger marks on mirrors, pictures and all hanging straight and all areas pristine at all times
- Any other roles consistent with the job title that arise as time goes on and we learn about the building and residents wishes
- Keeping your working areas clean, clear and tidy
- If required to perform light maintenance and repairs across the communal areas of the building (e.g. painting and cleaning)
- Replace any failed lighting in communal areas that can be safely accessed
- Identify and report the need for major repairs both internally and externally to the Managing Agent or direct to a third party service contractor
- Monitor and report faults with any communal equipment or appliances to the Managing Agent or direct to a third party service contractor
- Undertake a bell test of the fire alarm system once a week
- Undertake a functional 'flick' test of the emergency lighting once a month
- Undertake a functional test of the sprinkler systems once a week r. Undertake a test of the lift telephones (x3) once a week
- Undertake flushing of any communal water outlets (e.g. taps and hoses) once a week t. Ensure all service records and on site log books are up to date
- Monitor the buildings CCTV system in line with the buildings CCTV Policy
- Maintain a log of names & contact details for landlords, residents and letting agents on PC and software provided
- Inspect the condition of common areas before and after contractors have completed their work
- Monitor the performance, service levels and attendance records of third party contractors (e.g. cleaners and window cleaners)
- Manage and distribute the buildings access control fobs/keys on PC and software provided
- Undertake other duties as assigned or emergency tasks (e.g. clearing snow, cordon off areas, moving barriers.)
- Keep a detailed work sheets/log reports detailing costs, repair requirements and issues for jobs raised by the Managing Agent
