Description

PMR are seeking an exceptional Lettings Manager to join the team at an exciting Build to Rent development in Leeds. The Lettings Manager will manage the on-site end to end delivery of the lettings process for all guests with efficiency and accuracy as well as managing the on-site leasing team.

Responsibilities:

  • Drive lettings activity to exceed the commercial targets
  • Establish and maintain local relationships and partnerships
  • Work closely with the General Manager, to recruit, train, develop and mentor each member of the high performance team of negotiators and lettings administrators
  • Manage the on-site end to end delivery of the lettings process for all guests including both the sales, vetting and administrative functions of the lettings process with efficiency and accuracy
  • To proactively suggest innovative marketing strategies to support the delivery of the commercial targets. Manage operational relationships with commercial tenants
  • To work collaboratively with the team to develop a 'best in class' delivery and operating procedures for the letting of the building including enquiries, viewings, negotiation, referencing, deposit handling, AST signing and initial rent payment. Promote return of resident surveys and act on feedback
  • Develop both long- and short-term business opportunities and undertake commercial negotiations with 3rd party agencies, to increase brand image
  • Oversee the delivery of all digital letting's activities and portals
  • Work with Management to ensure that retention levels remain consistently high
  • To co-host social events and build relationships with future and current guests
  • Great understanding of the city it's people, culture and social scene
  • Demonstrate a knowledge of the Build to Rent market and how this differs from residential lettings

Marketing And Leasing

  • Input on all marketing strategies and channels to achieve maximum return and leverage
  • Meet and exceeding income and leasing targets and implementing strategies to minimise void periods
  • Know the market. Local development and rent knowledge including competitor service awareness to leverage the development and its marketing
  • Support marketing and lease up including viewings as required
  • Market rent assessments to support head office teams
  • Articulate and embed the value proposition of the development to teams and residents/stakeholders
  • Oversee content for resident portal, website or app including service updates and promotions
  • Oversee social media channels and content management
  • Responsible for quality control of the development including apartments with focus on handover to resident and turnaround
  • Keep up to date with the BTR market and industry insight, disseminating to teams and head office
  • Prepare electronic move in packs including issuing of tenancy and supporting documents
  • Renewal negotiation and progression with tenants, including preparation of documents
  • Coordinating end of tenancies including booking check outs and ensuring re letting
  • Notifying broadband and utility suppliers of new and ending tenancies for resident set up

Financial And Reporting:

  • Support annual budget setting process including tendering and cost analysis
  • Manage and meet agreed development budget targets, exerting budget control
  • Identify opportunities for additional or enhanced income streams and develop strategies with head office
  • Identify opportunities for cost efficiencies, budget saving and added value
  • Meet agreed income and expenditure KPIs
  • Produce regular asset performance reports
  • Attend at court to supply debt recovery or possession hearings
  • Ensure receipt of initial rent payments and any required funds prior to move in
  • Facilitate the set-up of monthly payments
  • Identify and deliver opportunities for additional revenue through upselling of services and apartments for manager reporting and use
  • Manage and meet agreed KPI's as set by the General Manager

Skills, Knowledge & Experience:

  • Excellent customer relations skills, a sense of humour and plenty of energy and enthusiasm
  • 3 years' experience in a lettings position
  • Ideally ARLA Qualified or willing to work towards
  • Previous experience within the sector preferable
  • Previous experience in residential property (hospitality or private rental sector preferred)
  • Must be pro-active and able to use initiative to enhance the reputation of the building
  • Professional presentation, confident and outgoing in nature
  • Well organised, ability to problem solve and works under pressure with great decision-making skills
  • Able to demonstrate an organised and professional approach and ability to priorities
  • Excellent communication skills and the ability to think outside of the box to increase business revenue
  • Ability to build corporate relationships - gaining corporate lets
  • Excellent communication skills, negotiation and persuasion skills.
  • Strong sales negotiation background and closing skills
  • A can-do attitude willing to put the customer at the heart of everything
  • Well-groomed and of smart appearance
  • Innovative and pro-active - Ability to handle multiple tasks
  • Competent in using Excel, Word and Outlook. With training, able to use other systems and software packages
