- Description
- Provide courteous and helpful assistance to residents, visitors, and contractors, especially those residents with mobility issues.
- Conduct daily inspections of all communal areas in the designated block(s) and promptly report any repairs, security concerns, or health and safety issues to the Head Porter and Managing Agent.
- Monitor site activity using CCTV, noting any suspicious behaviour and addressing trespassers on the premises, if safe to do so. If trespassers refuse to leave or you feel threatened or uncomfortable, contact the police.
- Familiarise yourself with fire safety and security procedures, promptly reporting any issues to the Head Porter and Managing Agent.
- Ensure entrances and fire exits are free from obstructions.
- Log and report any incidents related to maintenance concerns. In the case of emergency defects, immediately contact the Managing Agent or the provided "Out of Hours Service."
- Maintain a detailed log and observation books (or electronic versions) to record:
- Visitors to the estates
- Contractors visiting the estate
- Incidents on the estate
- Telephone inquiries and messages
- Personally investigate and include in your report to the Head Porter and Managing Agent the following issues, referring to the Porters' Manual for additional guidance:
- Noise disturbances
- Water leakages, gas, or electrical issues
- Fire and security alarms
- Do not permit roof access to any contractors unless pre-approved by the Managing Agent.
- Supervise cleaning activities and promptly report any deficiencies to the Head Porter and Managing Agent.
- Enforce strict control over vehicles accessing the estate to keep driveways clear.
- Issue parking permits to visitors and contractors as necessary.
- Receive and secure registered mail and deliveries for residents.
- Replace all defective lamps in communal areas and arrange for an electrician's assistance if needed.
- Carry a work mobile phone and radio pager when assigned.
