- Description
Our client is seeking an experienced Property Manager with new build and mobilisation experience to join their team. This is an excellent opportunity for somebody who is interested in working client side
Main duties:
- Review of Technical drawings and strategies to establish amendments and or/additional requirements including small power layouts, façade & access maintenance, access control and landscaping
- FF&E tender, appointment and design approval
- Mobilisation strategies including occupation, management, phased plant handover
- Set-up and service charge budget drafting and negotiation
- Phased budgets and void mitigation strategies
- Legal review of Leases and supplier agreements
- First review of O&Ms
- Mobilisation, alongside, MA’s of new build schemes prior to handover to the Estate Manager
- Foresight and future proofing against current and future requirements
- Day to day management of the companies property portfolio
- Oversee Managing Agents, acting Landlord for any queries, reporting back any necessary matters to the Operations Team
- Ensure all developments uphold Presentation standards
- Review and report on financials, performance and Insurance (Service Charge Budgets, Expenditure, Year-end Accounts, Debtors, Voids, Developer Liability)
- Preparation of Weekly Operational, Estate and pre-development Reports, Monthly Operations Pack and Board Packs
- Scheduling of all Managing Agent/Operational Meetings, ensuring we receive copy of Agenda/Minutes
- Be involved in the implementation of Sharepoint within the Operations Department and oversee Managing Agent use of the facility, for example when viewing documentation or uploading monthly compliance information
- Ensure all developments are Health & Safety compliant agent, contractor and site staff liaison & Complaint handling
- Review and Report on Managing Agent KPI’s
The person:
- Minimum of 5 years experience in Residential Property Management and 2 years dealing with new build/handovers and mobilisation of schemes
- Competence in Microsoft packages
- Microsoft Office Word, Excel and MS Outlook. Must possess strong attention to detail and forward thinking
- Demonstrate an ability to support and contribute to a team
- Demonstrate strong oral and written communication skills
- Participate in training in order to comply with new or existing laws
- Proactive and takes strong initiative, generate practical solutions
- Efficient time management and punctuality essential
- May need to attend meetings outside of normal working hours
