Description

PMR are seeking an experienced Maintenance Technician to join a leading company in the Build to Rent sector. The Maintenance Technician will have full responsibility for the appearance and running of the scheme, including day-to-day checks, repairs and maintenance of apartments and communal spaces.

The successful candidate will collaborate with colleagues on site, the block manager, and third party contractors. This is a physically demanding role in a high-rise residential development.

Key Responsibilities:

Mobilisation & Defects: launch and maintain the building, achieving the required standards

  • Assist the Manager with the handover from the contractor building the site, including snagging of all apartments and communal spaces, training on key systems, and required information
  • Co-ordinate with the contractors to report, manage and facilitate defects programme

Building Management: deliver and maintain premium apartments and communal spaces:

  • Diagnosing, repairing and resolving issues in resident apartments, such as fixes to appliances, painting, joinery repairs, etc
  • Manage the day to day maintenance requests from residents within specified time frames using CRM system
  • Liaise with the residents to keep them updated of progress, and take ownership of successful completion
  • Manage on site stock levels to ensure the right tools, equipment, and supplies are in place to complete the role
  • Ensure all areas of the building are clean and always present well including building exterior, car parks and all internal communal areas
  • Move furniture between apartments and/to/from apartments as required

Health & Safety: lead on ensuring compliance in apartments, and across the scheme

  • Daily walk around of the building and plant rooms to ensure compliance and safety
  • Report and deal with any compliance issues via the H&S and PPM software
  • Plan and conduct apartment checks, including flushing of taps, showers
  • Work with the Block Manager to facilitate PPM visits

Contractor Management: lead on sourcing and managing relationships

  • Identify, test and appoint expert contractors as required, and negotiate cost-effective rates
  • Manage any on-site contractors and sign off any completed works
  • Make sure any required work permits are inspected and issued prior to works commencing
  • Turnarounds: proactively manage apartment turnarounds between turnarounds
  • Conduct pre-check in and pre-check out inspections with the site team to ensure consistent standards
  • Plan workload effectively to manage phasing of apartment turnarounds during the week / month / year
  • Determine any works needed within apartments prior to check out to minimise void time
  • Complete apartment turnarounds including minor repairs, painting and decorating to ensure a high standard for new incoming tenants

Customer Service: deliver a great experience for all residents:

  • Go above and beyond to deliver a warm, welcoming environment for all residents and visitors
  • Meet all SLA's for works required in apartments
  • Promote engagement by taking opportunities to inform residents of any upcoming events or initiative

Skills, Knowledge & Experience:

  • A highly organised individual who thrives in a fast-paced environment, able to manage their own workload and work proactively
  • A resourceful problem-solver with good technical knowledge and previous experience of residential repair including carpentry, joinery, painting and decorating
  • Basic plumbing and electrical experience would be desirable along with Health & Safety compliance or IOSH certification
  • Previous experience in residential (PRS, BTR or PBSA) or hospitality sectors would be advantageous.
  • A proven record of overseeing H&S and compliance and PPM's
  • A genuine passion for delivering excellent customer service
