We are working with a leading managing agent who are currently managed a Retirement Housing Complex based in Southend. They are looking to hire a Live In Residential Scheme Manager to oversee the day to day operations on the block. This is a retirement home for the Over 65s.
This is a temp to perm position, so we will be looking for a candidate who can start from October ideally on an Ongoing Temporary Basis to trial on site to begin with!
The position offers a One Bedroom Apartment as Accommodation.
Salary: £17,000 pa
Hours: Monday - Friday 9am-17.30 (37.5hrs per week)
Responsibilities & Duties
Outlined below are a number of standard duties that this job role entails.
- Liaise with Property Managers regarding any issues on site
- Respond quickly and confidently to any emergency you are called to by the residents.
- You will be responsible for co-ordinating various on-site activities such as cleaners or maintenance teams.
- The job holder has the freedom to work on their own initiative within pre-set parameters.
- A high level of contact with residents will be experienced and in this connection, communication and diplomacy skills are of paramount importance together with a caring attitude at all times.
General Responibilities
- The job holder is responsible for providing a safe, secure and well maintained environment for the residents. The job holder will take action in the event of an emergency and summon assistance from the appropriate authority.
- The job holder is responsible for monitoring the efficient working of the communication system and fire alarms.
- The job holder's responsibilities include ensuring the maintenance to the communal areas of the garden and grounds works is completed and to take any necessary action to meet difficulties, or remedy deficiencies in either the equipment or the premises and to report such action to the property manager or the property managers assistant.
- The job holder is responsible for reporting breaches of the rules and regulations as contained within the written rules and regulations.
- The job holder is responsible for ensuring that regular fire tests are carried out in accordance with procedures.
- Responsibilities for supervising the security arrangements and ensuring that lighting standards are maintained and that ambient temperature in the communal area are properly regulated.
The job holder is responsible for regulating the use of the communal laundry where applicable.
The job holder is responsible for collecting and depositing monies in respect of bookings for the guest rooms in accordance with rules laid down by the landlord. - The job holder has general responsibility for the laundering of linen during the guest room changeover and to prepare the guest room.
- The job holder is responsible for petty cash flow.
- The job holder has the freedom to work on their own initiative within pre-set parameters.
- The job holder will give advice and guidance to other staff (deputy, Relief, Cleaner and Gardener) as appropriate.
- The job holder will be required to supervise external contractors and monitor their performance who may be appointed by the Company from time to time.
- A high level of contact with residents (in particular confused residents) will be experienced and in this connection, communication and diplomacy skills are of paramount importance together with a caring attitude at all times.
- The job holder, on occasions, will be expected to deal with difficult and confused residents which will necessitate stressful situations.
House Manager duties
- Complete the Diary each day and regular daily walk round of site.
- Update the diary planner of works, issues or any upcoming events.
- Ensure door entry, foyer, laundry, guest room are clean and tidy.
- Co-ordinate bookings for the Guest Suite and ensure all Laundry is completed.
- Complete resident register, call residents on intercom and visit any resident not seen.
- Report any lighting issues.
- Deal with all tradesmen/ chase when required.
- Check fire equipment and complete log book.
- Collect guest room money and ensure room is kept well maintained.
- Check laundry equipment.
- Ensure light bulb stock is kept up to date.
- Cleaner to replace light bulbs where possible but advise if electrician required.
- Complete medical sheet and email any changes/updates to the monitoring company. Update records regularly.
- Inform Managing Agent and careline monitoring service of change of resident's circumstance.
- Report any issues to Property Manager if unable to resolve.
- Vetting the suitability of prospective buyers or rentals people (if advised).
- Monitor all aspects of health and safety on site.
- Assist Property Manager on all other duties in court.
- Monitor the kitchen area and its cleanliness.
- Monitor working order of the C.C.T.V system if applicable.
- Organise refuse room.
- In emergency check on residents if there is a concern and make next of kin aware of concern.
- Walk around regularly to ensure lounge & laundry doors locked & unlocked.
Qualifications & Skills
- Reliable, responsible and caring person who has good communication skills and some basic computer skills
