Our client is currently looking for a Live-in Estate Manager to join their team based in a high-end residentail building in Kensington.
Salary - £40,000 - £45,000 per annum + spacious 2 bed flat
Hours - Monday to Friday 8am until 5pmOveral
- To be responsible in conjunction with the Managing Agent for the on site management of the building and the company's employees, overseeing the day-to-day operations, ensuring that all services and activities are carried out efficiently, meeting the standards and requirements of the company and its residents
- Keep residents informed, and prepare and circulate clear and timely explanations of what is going on in the building
- Manage day-to-day concerns and complaints
- Respond to emergency calls from residents and take appropriate action
- Advise and assist those moving into and out of the building, both before and, as appropriate, during move
- Advise and assist lessees who intend to apply for licences to alter or to undertake more limited work in their flats
- Advise residents, as appropriate, about the need to comply with in-house regulations and leases
- Lead, manage, motivate and organise the on-site staff to ensure the highest standards of customer service - both those who are employed directly and those who work on a contract basis, including:
- Dealing with administrative matters relating to the management of staff, including staff rotas, timesheets, holiday arrangements and cover for absence
- Participating in the recruitment of the concierge team (possibly in liaison with an external porter agency) and other staff as appropriate
- Undertaking staff appraisals
- Organising all necessary training on building services, customer service, emergency procedures and health and safety matters
- Overseeing the front desk to ensure that the reception of outside visitors and the handling of residents' issues is professional and efficient
Essential
Knowledge of communal boilers, fire alarms systems, lifts, fire safety act, first aid, CCTV, COSHH, health and safety legislation is essential
Must be computer literate
Must have managed teams
Experience of dealing with major works - dealing with builders carrying out LTAs
