My client is currently looking for an experience maintenance operative to work at their luxury residential development in South West London.
The successful candidate will be responsible for all maintenance issues on the estate reported by residents or staff, including liaising with contractors and the Company Surveyor.
Monday - Friday 9am - 5.30pm
Salary : 28,000 - 33,000pa
Location : SW19
Main duties and responsibilities include the following:
- To liaise with and accompany contractors around the site and ensure quality of work undertaken. Where major refurbishment is being undertaken site visits should be conducted at least twice weekly.
- To ensure that all aspects of maintenance operate smoothly including contractor's works.
- To carry out planned maintenance on non-plant equipment such as windows, doors, sinks, toilets, vents and diffusers.
- To undertake basic plumbing, carpentry, decorating and electrical repairs in the common parts of the Estate, as required.
- To ensure that requirements of the building's fire certificate are maintained.
- Undertake inventory checks as required.
- To maintain and update records of faults reported and work undertaken.
- To ensure that all maintenance equipment and consumable supplies are correctly controlled.
- Weekly and monthly checks of the site and equipment.
- To undertake weekly inspections of plant rooms, roofs, basements, boilers, pumps and tanks and report any defects to the Estate Supervisor.
- To ensure workshop, storage areas and tools are maintained and are in good working order.
- To undertake the porter duties when maintenance responsibilities have been completed.
- To comply with Health & Safety Regulations at all times.
- To provide an efficient, professional, and friendly service for all residents.
- To play an active role in the security of the buildings by ensuring that only residents and their guests are given access into the estate.
- To prioritise work given by the Estate Supervisor as necessary.
- To liaise with all staff and residents as required.
- To undertake other duties commensurate with the post that might be assigned from time to time.
- To have a thorough knowledge of the Estate Emergency Procedures Directory and the Estate Guidelines for Residents.
- Experience with using tools and machinery such as drills, grinders and jet washers.
- Keen eye for detail and high standards of accuracy
- Excellent interpersonal skills and ability to communicate clearly both verbally and in writing.
- Ability to work under pressure individually and as part of a team.
- Willingness to make a positive contribution to the social environment of the estate and to working flexibility as required in order to deliver services effectively (i.e. including a willingness to work out of hours when required to ensure an emergency maintenance fault is rectified).
Personal specification:
- Previous experience in a similar role.
- COSHH qualification desirable.
- Working knowledge of electrics and plumbing also desirable.
- Excellent Verbal and written communication skills.
