- Our client, a leading provider of purpose built student accommodation, is seeking an exceptional operations manager to manage the smooth operational running of one of their large London-based PBSA schemes.
The Role:
As a Property Manager you will be responsible for our large PBSA scheme, accountable for creating a safe and secure property environment, managing and supporting our customer support team in delivering excellent resident service and supporting the P&L deliverable of NOI. The role may suit a hotel manager or hospitality manager looking for a new challenge.
Responsibilities:
Lead our property team- Inspire team to deliver brilliant customer service, a great working atmosphere and a safe and secure ethos
- Ensure appropriate resourcing and task management with clear follow up and monitoring
- Support the recruitment, coaching, training and development of all property team members identifying and nurturing talented team members
- Effectively manage, coach and mentor operational team performance and consistently address any team issues where necessary
Deliver excellent resident and stakeholder service- Focus on delivering excellent customer and stakeholder experience, regularly seeking and acting on feedback
- Build and maintain networks and relationships with key external stakeholders and customers such as universities and students to understand their priorities and needs
- Engage appropriate and timely problem solving skills to manage difficult or challenging conversations with an ethos of empathy and consistency
- Support the Sales and Customer Accounts teams in achieving their targets; assisting with viewings to boost sales activity and building relationships with residents to maximise collections of outstanding money
Ensure exceptional property condition, safety and security- Work collaboratively with colleagues across the team to develop expert property and critical life systems knowledge and manage Health and Safety risks
- Ensure keen attention to detail and maintain sector-leading standards
- Regular focus and motivation around the critical elements: fire drills, water safety, incident escalation
- Understand how and when to escalate and manage emergencies
Master policies, processes and procedures- Deliver our operational model through organisation, planning, prioritisation and communication
- Continuously improve biggest set piece operational events (check-in, check out and turnaround) to drive consistency
- Effectively control costs, in line with budget / targets
- Take responsibility in developing, adapting and managing plans to successfully deliver against operational KPIs including NOI, Occupancy, Health and Safety, Customer Satisfaction, Stakeholder Satisfaction and Asset Management
