PMR are seeking an experienced Maintenance Manager for a new and high-end Build to Rent development launching soon in London, SE1!
The Maintenance Manager will maintain the high-quality condition of the scheme, provide excellent customer service, supervise preparation of all vacant units for move-in, oversee the day to day maintenance and manage the on-site maintenance team.
Responsibilities:
- Complete all maintenance works at the asset for both internal and external aspects of the buildings, amenities, common areas, public realm and grounds
- Adhere to building standards, health & safety, statutory compliance, repair & maintenance and overall asset functionality
- Support the building services maintenance and management regime to ensure the mechanical, electrical and other building services plant and equipment reach their expected life span
- Find and recommend new and improved ways of working that increase productivity and efficiency across the team and community.
- Assist Manager in setting priorities and scheduling work with a weekly calendar and Company approved systems
- Make sure that common areas are safe, in repair and clean.
- Inspect property constantly, report liability hazards immediately to Manager and instruct staff on standards and deadlines
- Schedule preventative maintenance with Manager
- Respond to all service requests within 24 hours; set priorities, authorise overtime with Manager's approval and direct staff
- Follow-up on all service requests as per company standards
- Prepare all apartments in market ready condition within 5 days of becoming vacant; schedule staff work, conferring with Manager on use of contractors and maintenance of all necessary turnover supplies
- Inspect market ready work and counsel staff on quality of work and efficiency
- Supervise work of contractors in a cooperative effort with Manager and other team members
- Conduct all work in compliance with the Health and Safety at Work Act 1974, report deficiencies to Manager
- Order parts as needed to make repairs within the community from pre-approved vendors only, upon approval by Manager
- Seek cost effective maintenance parts and tool suppliers, constantly monitor sources for best prices and quality
- Always maintain shop area in neat and organised and secure condition; constantly inspect and organise.
- Continually educate staff on safe working conditions. Monitor all work and stop any unsafe practices immediately
- Keep informed of all work safety issues including NEBOSH guidelines and Company safe working conditions bulletins and attend classes as approved.
- Constantly keep abreast of changes in regulation and best practice
- Monitor building systems with particular attention to electrical and fire safety.
- Maintain flammable and hazardous material in a safe and secure area.
Knowledge, Skills & Experience:
Qualifications:
- Basic technical education is essential and holding a recognised trade discipline, for example City & Guilds ONC (Electrical) 17th/18th Edition accredited
- City & Guilds relevant qualification in Plumbing/Electrical installation
- A qualification in a relevant trade or business management degree (preferable)
- IOSH Working Safety certificate or willing to complete course within 90 days of employment
Experience:
- Three years as a maintenance supervisor with professional management firm or experience in an equivalent role, including leading a team of service associates
- Advanced knowledge of grounds/common area maintenance, service requests and apartment preparation
- This is a physical role and the incumbent will need to meet certain requirements to be able to complete the role requirements
- Hands on working knowledge of typical apartment maintenance tasks is required
- Must possess leadership skills and ability to deal effectively with customers
- Must have basic knowledge of Electrical distribution system small power, lighting, fire detection systems, sprinklers, HVAC, BMS, building control requirements, fire and environmental control measures and all aspects of Health and Safety regulations in relation to residential building management
