We are working with a well established managing agent who is currently seeking an experienced Estate Manager to manage and oversee a luxury residential estate in South West London.
You will be an experienced property professional who has worked in a similar role either within the residential property management space or having managed a complex estate within the hospitality sector.
The Estate Manager on this development has 10 direct reports, and will report directly to the Property Manager themselves.
Hours: Monday to Friday (8am to 4pm), one late shift required per week (12pm to 8pm)
Salary: £50,000 - £55,000 per annum depending on experience
Core Responsibilities:
- Adopting a proactive and strategic focus, having overall operational accountability for a development, compliance, health safety and wellbeing, service excellence and value for money.
- Ensuring all employees on site provide an efficient, value for money management service to our customers and achieve high standards of performance within a team of individuals to create a welcoming, friendly and courteous environment for our residents.
- Being passionate about delivering consistently high standards of customer service, ensuring the development is well maintained and demonstrate full compliance with the company's own policies, procedures and internal performance measures.
- Tracking of potential issues on the estate i.e. Updating and managing report sheet to ensure works are carried out
- Maintaining high standards of health & Safety throughout the development.
- Liaise with external contractors and, where appropriate, issue permits to work and Health & Safety notices.
- Inspect and sign off all maintenance works by external contractors.
- Run routine tests of fire, emergency lighting, security and other installations as may be appropriate.
- Carry out regular inspection audits of the site and take/organise remedial action if and when required, ensuring the fabric of the building both externally and internally is maintained and serviced to a high standard, including the achievement of all KPIs set.
- Identify and deliver on-going training needs to support the team, utilising appropriate internal and external methods and support as well as conduct frequent reviews with direct reports providing constructive feedback and coaching, ensuring KPI's and SLA's are met.
- Monitor performance, setting guidelines, managing holiday / sickness absences and organise shift cover, undertaking or organising emergency cover as required.
- Assisting with the drafting, control and reporting of the service charge budget and expenditure for the development.
Candidate Attributes:
- Minimum 3 years experience working on residential schemes in a similar role.
- Proven experience managing teams, must have managed staff in previous roles.
- IOSH/ NEBOSH/ IRPM qualification would be very beneficial.
- Keen eye for detail, pro-active attitude.
