VERTO HR are looking for an experienced Porter for a high end residential block in St Johns Wood.
Hours: Monday - Friday 1 pm to 8 pm and Sunday 8 am to 1 pm
Salary: £22,412
Reporting to: Property Manager
Responsibilities:
- To ensure security is maintained at the building. To take responsibility in a crisis, (e.g. fire, floor, intruders) and take appropriate action.
- To maintain an effective managerial relationship with staff, ensuring that they remain highly motivated and that their work continues to reach required standard. A staffing report is to be produced monthly.
- To ensure you are familiar with the reporting and logging procedures at the building and that procedures in the building manual are followed when recording and reporting incidents/accidents.
- Being courteous and helpful to all residents as well as to residents' staff and guests and to contractors employed by the residents of the building.
- To monitor the log, kept by the staff which records the signing in and out of all contractors and service personnel in attendance at the building. Ensure that the staff issue the correct visitors permits.
- To supervise any keys which are held in reception. Ensure that they are correctly logged in and out in accordance with the building manual.
- To monitor the presence of workmen around the building and supervise their activities to ensure minimum disturbance to residents. Daily records to be kept and report to managing agents once a month.
- Prepare and keep and inventory of all tools and equipment on site. To generally maintain records of central stores for the building (light bulbs, cleaning supplies, keys etc.) in a well organised way, ensuring that an appropriate quantity are always available. (To keep all stock, material and equipment away from public access view/reach.)
- To supervise and monitor the registered mail and deliveries logged maintained.
- To deal with general telephone enquiries and messages logged, effectively and efficiently demonstrating excellent customer service.
- To be flexible and undertake duties, within reason, as required by the Managing Agents and/or the board.
- To deal with administrative matters relating to management. To work closely in co-operation with the managing agent, keeping them well informed about events and issues which affect the building. This may include providing a written building report to the Managing Agents every week.
- To be present in the staff area during designated hours (except when called away on matters relating to the building).
- To ensure operations of the CCTV system is working effectively and to report any defects.
- Be aware of any unusual damage (e.g. Possible break-in) and report to Managing Agent and/or a member of the board immediately.
- Carry out maintenance work around the development as instructed by senior management.
- Light plumbing work as and when required. For example bleeding radiators if required
- Liaise with the Managing Agent regarding any reactive or planned preventative maintenance requirements at the Building advising details of defects in writing where appropriate.
- To walk the development including all buildings on a daily basis. Inspecting for cleanliness, repair and security. All defects should be reported to the managing agent. It is important that the fire escapes are included within these patrols.
- Ensuring all external doors, windows, fire exit doors, plant room doors and bin store doors are kept closed, and where applicable locked at all times. This includes the fire exit doors. (Bin store doors to be unlocked when refuse collection is due.)
- Inspect all common parts, replace light bulbs where necessary.
- Patrol external areas (when dark) - check possible areas for vagrants.
- Inspect common areas for any obstructions or hazards and ensure appropriate action to remedy. (I.e. either speak directly with the resident concerned or the Managing Agent.)
- To check the operation of the lift and report any faults.
- Water plants (where applicable).
- Visual inspection of all drains and gutters (including roof area) to ensure they are free from rubbish/debris/obstruction.
- Check locks of all communal doors and gates to ensure fully function. (Notify residents if there are any defects.)
- Regular testing of smoke/fire alarms, emergency lighting
- Monitor car parking. Noting unauthorised vehicles, take appropriate action. (Persistent offenders to be reported to the Managing Agent.) Ensure access is possible for emergency vehicles at all times.
- To maintain accurate written records about each flat to include (but not be limited to) the following:
- Name and phone number of residents, with contact number in case of emergencies (unless residents strongly prefer not to divulge such information)
- To keep all keys (both to individual residents' flats and to the various areas of the building) well organised and secure.
- To maintain records of central stores for the building (light bulbs, cleaning supplies, key blanks, etc) in a well-organised way, ensuring that an appropriate quantity are always available at reasonable costs.
- To manage the daybook where all significant events and issues which arise at the building are recorded.
- To undertake all duties stipulated by the pool risk assessment and associated health and safety matters'
- Collect all loose rubbish from ground (front & rear), paths and porches.
- Collect rubbish from beside refuse chute (if applicable) and place in bins outside, in preparation of the collection by the local authority refuse team.
- Check bin rooms and sweep as necessary.
- Check carpets and vacuum as necessary, ensure entrances and staircases are clean at all times.
- Clean the Concierge area
- Ensure refused chute not blocked (if applicable)
- Clear footpaths and steps of snow and ice in adverse conditions.
- Conduct routine painting and decorating of the communal areas as directed by senior management.
