Job title: Building Manager

Location: Westminster, London SE1

Hours of work: Monday to Friday 8am to 5pm (flexible) with potential to work 1 day a week from home

Aim of post: To assume overall responsibility for the day to day management at the building. To supervise, monitor and train all personnel to ensure that customer service is a priority at the building. To liaise with landlord's personnel, contractors and specialists as required.

Main duties and responsibilities:

Supervisory:
1. Maintain an effective managerial relationship with staff, ensuring that they remain highly motivated and that their work is of the required standard. Ongoing liaison with, and reporting to the managing agent will be required
2. To agree work rotas with the managing agent and the setting of daily tasks for the staff
3. To arrange induction training of new staff on all procedures and to train staff to ensure that they are familiar with relevant procedures, and that these are adhered to at all times
4. To set an example for all staff members by remaining courteous and helpful to all occupiers as well as to members of the public, staff, guests and contractors
5. To monitor and review all logs and systems of record keeping

Records:
1. Maintain records on central stores for the building/development in a well organised way, ensuring that appropriate quantities of materials are maintained at all times
2. Maintain records of all overtime, sickness and holiday for all staff members and to submit the relevant forms to the managaing agent at required times
3. Collate and oversee the daily management of records and logs relating to all aspects of the day to day running of the building
4. Ensure that all contractors service books and health and safety logs are maintained and kept up to date
5. Formulate and maintain a property handbook to enable all staff to respond to queries of residents or other parties

General:
1. The Building Manager is expected to be flexible and undertake reasonable additional duties as required by the managing agent, the resident management company or the freeholder
2. Report any defects or H&S concerns, no matter its nature, to the line manager
3. Whilst on duty, you should be of tidy personal appearance


Person Specification:

The ideal candidate will be a client focused professional who can demonstrate a record of success in delivering a high level of service and managing a team

To succeed in this role the successful candidate will need to be:
- Seasoned in customer service
- Excellent communicator with strong interpersonal skills and the ability to forge effective relationships - good at listening and identifying and internalizing clients' needs
- Dynamic in approach whilst effectively fitting into a culture that is open and consensus driven
- Unthused about service
- Confident, strong willed and tenacious towards achieving goals
- Logic and structure in thinking and presentation of information
- Prepared to learn with high levels of self awareness
- Task focused but flexible
- Good manager of people, money and margins
- Able to balance effective delegation with appropriate guidance and motivation
- Honest with strong personal ethics and integrity

The successful candidate must be able to provide excellent references and be willing to undergo full vetting checks.
