About the Role
We are recruiting for an experienced Estate Manager with a strong Facilities Management background to oversee the day-to-day operations of a large residential development in South East London.
This is a hands-on management role requiring strong technical knowledge, excellent leadership skills and experience managing building maintenance, contractors, health & safety compliance and estate operations.
The successful candidate will be confident managing both hard and soft services, ensuring the development is maintained to a high standard while delivering excellent service to residents.
Key Responsibilities
Estate & Facilities Management:- Oversee daily estate operations, ensuring all communal areas, facilities and building services are maintained to a high standard.
- Manage hard and soft FM services, including planned preventative maintenance (PPM), reactive repairs and contractor performance.
- Carry out regular inspections of M&E systems, plant rooms, communal areas and external spaces.
- Coordinate maintenance works, ensuring issues are identified and resolved efficiently.
- Manage suppliers, maintenance stock and operational resources.
Health, Safety & Compliance
- Take responsibility for site health & safety, statutory compliance and associated documentation.
- Manage RAMS, COSHH assessments, Permit to Work systems and contractor compliance.
- Ensure all works are completed safely, inspected and signed off.
- Support building safety inspections, audits and risk assessments.
- Maintain knowledge of relevant legislation, including the Building Safety Act and residential property regulations.
Contractor & Project Management
- Oversee contractors delivering maintenance, repairs and improvement works.
- Support and manage M&E projects, refurbishments and planned maintenance programmes.
- Monitor project progress, budgets and deadlines, ensuring works are delivered to the required standards.
Team & Resident Management
- Lead and supervise on-site teams, ensuring high performance and service standards.
- Manage staff rotas, training, performance and daily responsibilities.
- Handle escalated resident queries and complaints professionally.
- Work closely with senior management to maintain smooth estate operations.
Budgets & Reporting
- Monitor maintenance expenditure and assist with budget management.
- Identify opportunities to improve operational efficiency and control costs.
- Prepare management reports, compliance records and operational updates.
Experience & Qualifications
- Proven Facilities Management experience is essential, ideally within a large residential estate or complex development.
- Strong technical knowledge of M&E systems, building maintenance and statutory compliance.
- Experience managing hard and soft FM services, contractors and on-site teams.
- Good understanding of health & safety legislation, RAMS, COSHH and Permit to Work procedures.
- Experience overseeing maintenance projects, budgets and operational reporting.
- Knowledge of the Building Safety Act, Landlord & Tenant legislation and relevant industry guidelines.
- IOSH or NEBOSH qualification is essential.
- Strong communication, organisational and IT skills.
- Previous experience within residential property management would be advantageous.
