Description
Our Client, a national Build to Rent operator, are seeking a Community Manager to be solely responsible for leading the operational delivery at their new 123 unit Build to Rent Scheme in High Wycombe, ensuring an impeccable customer experience.
Key Accountabilities
  • Being the initial welcome and comfortable dealing with residents onsite, third party stakeholders and senior management team.
  • Oversee the in-house maintenance personnel as well as any contracted services such as housekeeping and security.
  • Ensure H&S compliance as well as proactive/reactive maintenance.
  • Completion of incident reports on all incidents that pose a threat to person or property and notify the BTR Associate of these incidents so further action may be pursued if necessary.
  • Identify property redecoration and refurbishment projects if required to maximise rental values.
  • Initiate community activities to promote resident engagement and a community spirit.
  • Assist in developing yearly operating budgets, forecasts, lettings and marketing plans. Accurately create, prepare and convey all operational and financial data to the BTR Associate in a timely manner. Work with BTR Associate to identify property goals and objectives.
  • Initiate revenue generating activities/ideas to improve overall income
  • Analyse and evaluate monthly and/or quarterly financial reports. Write clear and concise operational reports to substantiate the analysis.
  • Oversee the marketing of properties including online advertising, updating marketing collateral and driving offers as well as product knowledge through consistent evaluation of the market conditions and trends.
  • Manage an effective lease expiration profile.
  • Carry out viewings and negotiating offers.
  • Monitoring and reporting on strict KPIs and targets relating to void loss, rental growth and customer satisfaction.
  • Conducting regular customer satisfaction surveys and analysing any findings.
  • Promote and uphold all company and client policies and procedures.
  • To deal effectively with complaints and remain courteous at all times.
  • Take necessary action, in line with company policies, with any nuisance customers or those that are violating the terms of the agreement.
  • Perform all other tasks as assigned by BTR Associate and Directors.
 
The role is based in High Wycombe. Ability to be on call as and when necessary for out of hour emergencies that may require urgent action to be taken. Ability to travel to attend various company gathering as and when required.

  • Must be able to apply independent judgement, following prescribed procedures to determine actions to be taken.
  • Must possess strong interpersonal skills to interact regularly with customers, suppliers, contractors, colleagues and clients.
