Our client is looking for an experienced Facilities Operative to work at a luxury residential development in Brentford.
The working hours are Monday - Friday 8am -5pm
Main Duties:
- Providing exceptional Facilities Operation and service to all residents
- Ensuring that your customer experience is engaging and frustration-free
- Ensure the building is well maintained and be able to demonstrate full compliance
- Build and develop positive supplier and customer relationships.
- Daily management of contractors in accordance with site processes which includes supervision with specific reference to quality control and cost control ensuring contractors have the correct authority to carry out work.
- Project manage, supervise and coordinate the work of contractors, alongside regular planned meetings.
- Provide value-added feedback to Development Manager covering all elements of facilities management. Be able to demonstrate services provided are of the highest standard in the industry, championing best practice.
- Ensure that the team is kept fully up to date with the latest changes in legislation, technical knowledge and best practise.
- Facilitate and ensure that a system of inspection of works is undertaken regularly to ensure it meets specifications and established standards. Manage quality of deliverables and monitoring system for Service Level Agreements.
- Initiate a regular routine of site inspections to manage the ongoing service delivery standards. Use this information to take remedial action promptly if needed
- Provide general maintenance support to the Development including attendance on site Out of Hours.
- Support and provide access to authorised contractors and tradesmen, notifying the Development Manager of start / completion of work accordingly.
- Report defects / incidents (either observed or reported) and take the corrective action after
- Consultation with the Development Manager.
- Carry out monthly emergency light system checks by consistent and regular testing and ensure
- Monthly fire alarm checks are undertaken with Development Manager.
- Maintain accurate records of maintenance / lighting issues.
- Undertake any routine general repairs / refit door locks.
- Ensure all tools are maintained and kept securely, only used by authorised personnel.
- Pressure wash / clean bin stores on a weekly basis and ensure all footpaths and communal areas are kept clean and swept.
- Carry out any minor repairs such as temporary fixes/touch up paint work in communal areas within and outside the buildings, as and when required.
- Any other reasonable duties as required by development manager.
- General - upkeep and maintenance of development at all times and secure.
Skills and Experience
- IOSH Managing Safely qualification - Mandatory to be completed within 6 months of being in the role if not currently obtained.
- Demonstrable experience of housing, property or facilities management and delivering an exceptional customer service.
- Commercially astute; able to use data, trend analysis and insights to make decisions.
- Confident, articulate communicator - both orally and in writing; able to build relationships with all types of customer and client with a resolution focused mentality and ability to be flexible and creative in your approach.
- Able to work with autonomy across multi-sites
- Has knowledge of Health and Safety regulations, Residential Landlord & Tenant legislation relevant to property management
- Ability to work under pressure and to deadlines, able to prioritise and delegate and manage time effectively.
