Location: London (sites in West London and Kent)

Salary: £45,000 - £50,000 per annum

About the Role:

Our client is a well-established property management company known for delivering exceptional service across a diverse portfolio. They are currently seeking an experienced Block Manager to take responsibility for managing three sites: one in West London and two in Kent. This role offers an excellent opportunity for someone with strong organisational skills, budgeting expertise, and a proactive approach to property management.

Key Responsibilities:

  1. Oversee the day-to-day management of three sites, ensuring they operate smoothly and efficiently.
  2. Conduct regular site inspections, ensuring properties are well-maintained and comply with health and safety regulations.
  3. Manage multi-schedule budgets for the portfolio, identifying and implementing cost-saving initiatives.
  4. Handle mobilisation of new developments or contracts, ensuring a seamless transition and service setup.
  5. Build and maintain positive relationships with leaseholders, residents, contractors, and stakeholders, addressing issues promptly.
  6. Coordinate and supervise maintenance and repair works, ensuring timely and cost-effective completion.
  7. Liaise with contractors and suppliers to obtain competitive quotes and ensure quality service delivery.
  8. Attend the central London office once per week and visit sites weekly as required.

Requirements:

  • Proven experience in block management, preferably with portfolios requiring mobilisation and cost-saving expertise.
  • Strong knowledge of property management principles and relevant legislation.
  • Experience managing multi-schedule budgets and delivering financial efficiencies.
  • Excellent communication and interpersonal skills, with the ability to resolve issues effectively.
  • Valid driving licence and willingness to travel between sites (travel expenses paid).
  • Highly organised, with a proactive and solution-focused approach.
  • Industry qualifications such as TPI are advantageous but not essential.
