Description

Property Management Recruitment (PMR) are seeking an experienced Senior Leasing Professional role to oversee the on-site team and day-to-day leasing activities of a luxury Build to Rent development in Reading. The Senior Leasing Professional will achieve occupancy targets, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals and referrals.

Key Responsibilities:

  • Assisting in leading the leasing team and drive all sales and leasing activities to achieve the community's revenue and occupancy goals.
  • Setting the highest standard for leasing activity by ensuring that all members of the team greet and qualify prospective residents, conduct community tours and apartment viewings are market leading.
  • Maintaining data integrity by ensuring all processing applications, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
  • You will need to be fully committed to support the Community Manager in all aspects of the role including monitoring leasing performance, occupancy, team members, reporting, problem solving, resident satisfaction etc.
  • Executes activities in support of the community's lease renewal program by preparing letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates and ensuring that all renewal documents are signed and implemented on time.
  • Responds quickly and courteously to resident concerns and questions and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual. Working with colleagues in the Service and Facilities teams to ensure that standards exceed resident's expectations
  • Completes various accounting, financial, administrative reports on a daily, weekly and monthly basis.
  • Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results. Follows the community's established policies related to concessions, specials, and other programs to boost occupancy.
  • Uses the on-site community management software application to track apartments availability, record traffic and leasing activities, manage resident and future resident's data, and capture critical demographic and other information about existing and future residents.
  • Be a leader in delivering consistent excellent service that leads to resident renewals.
  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organisational standards, and operational processes related to area of responsibility and reporting violations or infractions to appropriate individual.
  • Follows health & safety procedures and policies in accordance with company, community, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment damage, Associate/visitor/resident injuries or accidents, or other safety issues to appropriate individual.
  • Keeps abreast of current changes in technology, processes, and standards within the industry and area of responsibility by attending internal and external training classes, research and/or subscribing to the internet or other professional publications or utilizing other appropriate method to obtain business and professional information and applies knowledge and practices to area of responsibility.
  • Identifies areas for improvement and offers suggestions and recommendations to improve efficiency and productivity.

Skills, Knowledge & Experience

  • Have experience within BTR, property sector, hospitality, leisure industries in a similar role.
  • Have an excellent understanding of the leasing process and current legislations and requirements - essential.
  • Be a natural leader, motivating and coaching the team to succeed.
  • Have a passion for customer service and ensuring excellence.
  • Be proficient in executing sales skills, such as generating sales leads, conducting sales presentations, qualifying prospects, and closing.
  • Have excellent written and spoken English.
  • Be proficient in IT skills including MS Word, Excel & Outlook (training will be provided for our internal database system).
  • Have a Collaborative working style and strong leadership qualities to ensure that people follow your lead.
  • A bright, clear and calm communication style.
  • An organised and methodical approach to tasks.
  • Able to work under pressure and meet tight deadlines.
