Overview: We are seeking an organised and detail-oriented individual to join our team as an Assistant Block Manager. As an Assistant Property Manager, you will play a crucial role in supporting the effective management and maintenance of residential properties within our portfolio. This position offers an excellent opportunity to gain valuable experience in property management while contributing to the smooth operation of our managed properties.
Responsibilities:
- Administrative Support: Assist the Property Manager with administrative tasks such as preparing reports, maintaining accurate records, responding to emails and inquiries.
- Tenant Relations: Serve as a point of contact for tenants regarding inquiries, complaints and maintenance requests. Ensure timely and professional communication with tenants to address their needs and concerns.
- Property Inspections: Conduct regular inspections of properties to identify maintenance issues, safety hazards and cleanliness of communal areas. Coordinate with maintenance staff or contractors to address any issues promptly.
- Lease Administration: Prepare and issue new leases.
- Financial Management: Assist with financial tasks such as processing invoices and collecting service charge. Keep accurate records of financial transactions and prepare financial reports as needed.
- Compliance and Regulations: Stay informed about relevant regulations, laws, and industry standards pertaining to property management. Ensure that properties comply with all legal and regulatory requirements.
- Vendor Management: Coordinate with external vendors, contractors, and service providers for repairs and maintenance. Obtain competitive quotes and oversee the quality of work performed by vendors.
Qualifications:
- Bachelor's degree in Business Administration, Real Estate Management or related field preferred.
- Prior experience in property management, real estate, or a related field is advantageous.
- Strong organisational skills with the ability to prioritise tasks and manage time effectively.
- Excellent communication and interpersonal skills with the ability to interact professionally with tenants, vendors and colleagues.
- Proficiency in Microsoft Office Suite and property management software.
- Knowledge of property management principles, regulations and best practices.
- Ability to work independently with minimal supervision and as part of a team.
