Description

PMR are seeking an experienced Assistant Property Manager to support the management of a residential portfolio in Liverpool & Manchester. This position involves ensuring full compliance of all properties and delivering exceptional customer service to all residents.

Key Responsibilities:

  • Manage any applicant/tenant enquiries including calls, walk ins and web enquiries
  • Register all applicants on software system as per company procedure
  • Conduct in person and virtual property viewings with applicants
  • Process new tenancy applications including Right to Rent checks, referencing applicants and collecting holding fees
  • Upload new tenant details to property management software
  • Organise properties for tenant move in, including property clean, inventory, any maintenance or furniture replacement
  • Conduct property inspections as per company procedure
  • Carry out a weekly key audit and chase any outstanding keys
  • Negotiate and process tenancy renewals including issuing new tenancy paperwork
  • Register tenancy deposits as per the Tenancy Deposit Scheme rules
  • Carry out any ad-hoc duties
  • Manage any maintenance requests as per company procedure
  • Negotiate and process tenant deposit returns
  • Ensure all vacant properties are turned around ready for letting quickly to minimise any void periods
  • Facilitate tenant's post/ parcels as required and as per company procedure
  • Follow up on tenant arrears as required and escalate to Manager if necessary
  • Facilitate tenant check ins at the start of the tenancy and check outs at the end of the tenancy
  • Prepare all new tenancy documentation ensuring full compliance is met
  • Ensure all tenant and property notes are appropriately recorded
  • Ensure all regulatory requirements are met

Knowledge, Experience and Skills:

  • Due to travel across the portfolio; a valid driving license and access to your own vehicle is essential (car allowance provided)
  • Previous lettings experience is essential
  • Recognised lettings qualification would be advantageous
  • Minimum two years experience of working in a similar role
  • Excellent communication and customer service skills
  • A confident self-starter and target driven
  • A team player, with the ability to work alone and on own initiative

Working Pattern:

  • Monday - Friday, 9am-5pm.
  • This role involves mainly remote working with mandatory travel to sites within the portfolio as necessary.
