- Description
Responsible for the operational performance and management of several assets within the BTR & PBSA portfolio. Oversees daily activities of the operational sites and their interaction across functions within the business, including Marketing, Finance, IT, HR and regulatory compliance.
Operates buildings in line with business plan and company values, ensuring teams on-site are supported, productive and working towards the same goals.
RESPONSIBILITIES :
Planning & Strategy
- Formulation of the strategic operational plan in collaboration with senior management and investor representatives
- Management of the operational and financial performance of the buildings and their teams in line with company policies, procedures and regulatory compliance.
- Overseeing the mobilisation of new sites/contracts and liaising with all relevant departments internally or externally to ensure a smooth transition into the portfolio, including understanding the local market, systems and statutory compliance.
- Keeping abreast of emerging design/environmental/product development issues that may impact the business or provide a possible competitive advantage.
Operations
- Management of contracts and relations with customers, vendors, partners and other stakeholders
- Line management of Property or Resident Manager, agency staff and contractors of each building within the region
- Coaching and development of the Property/Resident Managers, supporting their own personal development and management approach toward their teams
- Training of team members and new joiners
- Development of the financial operations model for the asset alongside the VP - Operations tp control costs and maximise profitability in each building
- Delivery of agreed customer satisfaction targets, ensuring that the customer service level within the sites teams remains high and residents' needs are met in accordance with SLAs
- Promote Company Values and brand values within all operational sites.
- Ensuring that health and safety standards of each building are adhered to.
- Support of leasing and marketing for each building to ensure targets are achieved
- Ensuring that the property management system, Yardi is being used efficiently and updated accurately by the site teams.
- Providing out of hours support to the site teams as required, to ensure that issues are escalated according to procedure.
- Monitoring on-site maintenance performance including planned preventative and reactive maintenance.
- Monitoring housekeeping operations to ensure that each site always remains presentable and within brand guidelines
- Design, implementation and regular monitoring of SOPs and standards.
- Reporting of operational performance and recommend improvements
Financial
- Monitoring the P&L of each building, ensuring we work toward best value for money and do not impact on residents' experience or adversely affect the operational strategy.
- Monitoring the collection of all sums due from residents and effectively manage all arrears and bad debt with the manager for each building
- Assistance with budget setting process and adherence to budget targets, occupancy commitments and cost plans
- Implementation of revenue generation and cost management initiatives to enhance operations.
Compliance
- Ensuring compliance with all agreements and contracts in delivery to residents, suppliers and stakeholders.
- Coordination of weekly and monthly reporting for each building and checking accuracy.
- Ensuring reporting and monitoring structures are in place to identify accidents, incidents, behaviour and activities which may be detrimental to the company and its reputation and promptly instigate and implement a corrective plan.
- Undertake regular quality standard audits across buildings.
- Ensure that each building and its processes are compliant with the relevant local and national current legislation and regulations that apply.
- Ensuring that each building and its team adheres to the ARLA Code or ANUK Code of Standards where it applies.
- Ensuring that all statutory testing is carried out and recorded.
EXPERIENCE:
- Proven track record of managing multiple buildings successfully
- Experience within the BTR or PBSA sector
- Experienced people manager with a track record of developing and coaching direct reports and managing teams across different locations
- Experience of working in a customer-focused environment
- Experience of being responsible for multiple operational budgets
