Our client is looking to hire an experienced and professional Building Manager to oversee the daily operations on a small luxury residential block based in the heart of West London. The Building Manager will be in charge of managing the delivery of all services and activities on the Estate to a high standard.
Hours: Monday to Friday, 8am to 5pm & Every 3rd Saturday
Salary: £40,000 pa
Duties:
- To maintain a high profile on the development at all times during working hours.
- When on duty be alert to the needs of the lessees and residents and present a friendly, helpful and approachable image; to promote good communications with residents, responding to all queries with a helpful and positive approach and acting on all matters promptly and proactively. Carrying out general portering duties as appropriate when appropriate
- To have a thorough understanding of how the plant, machinery and lighting operate and be able to carry out minor operations to ensure continuity of service.
- Immediately notify any breakdowns or disrepair to the maintenance contractors and advise the Managing Agents that the contractors have been called.
- Ensuring that all routine maintenance, servicing and testing take place to all communal services and records are properly maintained.
- Monitoring the contractor performance, attendance, and cost/value and considering the contractors generally and the contracts held at the building as to whether they are providing value.
- Ensure that the security of the building is maintain at all times.
- Ensuring that full compliance with the Health and Safety and Fire Risk Assessment and polices are maintained and reviewed on a cyclical basis.
- Ensure that all services on the Estate are provided for the full and effective operation of the building in accordance with the provision of the Leases and any policies that are in place.
- To take immediate action in the event of an emergency, summoning assistance from the appropriate authority when necessary during duty hours and outside of duty hours.
- To maintain an effective managerial relationship with staff, ensuring that they remain motivated and that their work is of the required standard. Reporting any lapse in the quality of work or any employment issues to the Managing Agent without delay.
- To maintain records of all overtime, sickness and holiday for all staff and to submit the relevant forms to the managing agents at the required times.
- To train new staff on all procedures and set an example in carrying out duties effectively, efficiently and safely. Identify staff training needs and evaluating the training carried out to meet those needs.
- To arrange staff rotas and cover for days off, holidays and illness of staff : in the first instance cover should be arranged from within the existing staff.
- Supervision of any contract cleaning staff including windows and carpet cleaners. Ensuring that waste is removed from flat doors at the approved times.
- Ensuring that the staff is properly inducted and appraised of their duties, roles and the expectations of them and specific tasks are undertaken in accordance with instructions and to the best of their ability.
Ideal candidate:
- Must have at least 3 years experience working at similar level within luxury residential.
- Ideally IOSH, COSHH or IRPM qualified.
- Excellent written and oral communication skills.
- Strong customer service and people skills.
