Description

Job Title: Part Time Caretaker

Department: Estate Department

Timings: Monday to Friday - 07:00-13:00

Main responsibilities:

  • Must be polite and courteous at all times. To wear uniform & PPE provided and be clean and tidy in appearance.
  • Co-ordinate, instruct and allow access for services to the estate, such as refuse collection, contractors and maintenance, utility companies, etc.
  • Ensure removal of illegally stored items in and around the site.
  • Be prepared to attend site in the event of an emergency, outside working hours, as required.
  • Regularly walk around the site and maintain tidy appearance, check external/internal lighting etc.
  • Maintain an inventory of onsite equipment and ensure the room and storage facilities are tidy, well maintained and secure.
  • All unknown visitors/contractors are to be politely challenged on site, asked whom they are visiting, and given appropriate directions.
  • Sweep all hard surfaces including footpaths, and underground car-park areas, leave free from dirt/rubbish/leaves daily.
  • Be available to attend to minor maintenance, repairs.
  • Change light bulbs as necessary in all common parts and reporting faults and equipment failures to maintenance or line manager.
  • To maintain an appropriate stock of replacement lamps giving notice of requirements when stock needs replenishing.
  • Ensure all equipment is in good working order giving notice when repairs/renewals are necessary.
  • Ensure refuse bins are organised for collection on the appropriate day.
  • Record landlords utility meter readings on a monthly basis, and advise Development Manager.
  • Liaise with and allow access to contractors and utility companies working on site as required.
  • To over and mop floors.
  • To keep internal communal areas free of dust including underground car parks.
  • To keep notice boards free of junk mail and to ensure that relevant information are available.
  • To carry out monthly emergency lights test.
  • To carry out monthly visual check of the main gates.
  • To carry out monthly ladders checks if not in use.
  • To carry out monthly landlord meter readings.
  • To carry out monthly visual check of the CCTV cameras.
  • To carry out and record lift test once a week.
  • To carry out smoke detectors test once a week.
  • To carry out monthly hydrant visual check.
  • To carry out flushing outlets once a week.
  • To carry out monthly temperature check for legionella
  • To carry out quarterly descaling to communal tapes.
  • Be prepared to carry out minor painting and decorating works and repairs.
  • Litter picking.
  • Taking re-cycling bins once per fortnight outside bin store.
  • Any additional tasks requested by colleagues or line manager and under take internal/external training as required.
  • Winter Jobs
    • Removal of leaves in underground car parks.
    • To keep entrance doors including emergency stairs free of leaves.
    • Clear ice and snow around the development including emergency exists
    • Maintain and clean external lighting.
  • Summer Jobs
    • To pain bin store
    • To clean small light bollards
    • To paint wooden railing
    • To clean/paint main gates
    • To water beds/shrubs/plants daily

1. Qualifications:

GCSE: English and maths or equivalent

No formal academic qualifications are required. However the ability to communicate, both verbally and written, in a clear and articulate manner, ensuring diplomacy and discretion where necessary, is essential

  1. Experience:

Experience of working with public is essential, ideally in leisure, hospitality or

Hotel service.

  1. Knowledge:

General knowledge in maintenance and good understanding of property

Management including Health & safety.

  1. Technical skills:

Good organisation skills.

Good verbal and written communication skills.

Effective time management.

  1. Personal qualities:

The ability to be multitasks at time with a since of good observation.

Professional attitude to services provision.

Friendly, helpful and courteous

Good persona tidy appearance.

Excellent time keeping.

Work on own initiative with the ability to prioritise work to agreed timescales.

High personal standard towards work and residents needs.

Physically fit.

ATTRIBUTES REQUIRED

The caretaker must be

  • Able to carry out basic physical duties.
  • Able to work as part of a team.
  • Be amiable and possess good customer relation skills.
  • Be able to work on his/her own initiative displaying proactive qualities and provide a high standard of work.

Please Note:

  • You are required to use cleaning materials, which will be supply by the Company only. (Please follow Health & Safety Guidelines - COSHH).
  • There will be a six month probationary period
