Description

Purpose of the role:

The Sales and Letting Manager will work with internal and external stakeholders to achieve occupancy targets and maximise revenue opportunities. The Sales and Lettings Manager will encourage behaviours and activity that increase lead generation, conversion, and retention.

As the Sales and Lettings Manager, you will be responsible for leading the sales process, utilising multiple methods to ensure high enquiry conversion. Working with the Hub team to achieve 100% occupancy you will be responsible for the end-to-end sales process, analysis of results, identifying new opportunities and seeking to improve conversion performance at all levels. You will have a strong focus on member experience and engagement and increasing conversion through training and coaching the onsite team.

Additionally, you will work with the hub team to ensure campaign delivery is effective and be aware of local opportunities to increase occupancy as well as competitor activity and pricing.

Main Duties:

Strategy

  • Launch and deliver a lettings strategy, that achieves both occupancy and revenue targets.
  • Monitor the key sales metrics indicators within the cycle, spotting and acting upon trends, concerns and opportunities.
  • Highlight opportunities to drive revenue and communicate required changes to the relevant internal teams and clients.
  • Completion of competitor analysis and an awareness of the wider marketplace.
  • Demonstrate a superior product knowledge of the property, knowing their proposition in detail.

Team, Training and Onsite activity

  • Drive retention, ensuring targets are met, all potential members have been targeted and there is onsite activity to support this.
  • Track all sales metrics ensuring customers have a clear journey through our sales funnel.
  • Work with the sites teams to ensure all enquiries are logged and all sales processes and policies are followed.
  • Review and feedback on the customer sales journey on site; to include show flats, in person and online viewings, social media activity, student experience and reviews.
  • Create ways to engage the property teams in their sales numbers and ensure enthusiasm especially across key sales periods.
  • Attend and host sales meetings to discuss team performance, share best practice, and suggest improvement opportunities.
  • Objection handling for sales enquiries and support the property and regional teams.
  • Demonstrate a clear knowledge of the booking system and feedback change requests.
  • Work closely with the marketing department to deliver a joined-up effort towards achieving the numbers.
  • Ensure feedback is passed back to the wider revenue and partnerships team.
  • To be flexible and work effectively with other colleagues
  • Conduct viewings with prospective customers.

Clients

  • Manage the client relationship from a sales perspective. Take the lead on updating clients with changes to the strategy, both positive and negative, and obtain approval for changes as required.
  • Attendance at client meetings, delivering relevant updates and insight.

Partnerships

  • Identify key international agents to support specific property requirements and work with them to deliver a strategy.
  • Develop local relationships with key stakeholders for possible corporate and nominations deals.

Skills

  • Proven track record within sales conversion metrics
  • Analytical - experience of managing budgets and writing reports
  • Intermediate to advanced use of Microsoft Office Suite, including Word, Excel and Outlook
  • Good presentation skills
  • Ability to work with minimum supervision and to tight deadlines
  • Ability to work as part of a team
  • Excellent organizational and time management skills
  • Negotiating skills
  • Ability to present to stakeholders when required
