Main Purpose of the Job
To provide a high-standard caretaking service to a historic block of 51 flats, maintaining the communal area and communicating with owners and the Property Manager.
Salary - £9,321 per annum - £11.95ph
Hours - Monday to Friday 9am - 12pm 15 hours per weekMain Duties & Responsibilities
The role is to include but not limited to carrying out the below to the best of your ability:
- Hoover all stairwells in blocks.
- Hoover and mop all surfaces required within the communal areas.
- Clean and polish any door furniture, bannisters etc.
- Collect and dispose of any litter within the blocks and entryway.
- Rotate the bins within the refuse store for collection and ensure returned after the Council have attended, sweep as necessary.
- Report any non-domestic waste in bin stores.
- Wipe any communal windowsills and clean from inside with glass cleaner.
- Collect all loose rubbish from communal grounds and dispose of.
- Sweep and collect to dispose of any leaves.
- Report any areas for planting to the Property Manager and what is required to then plant. Report any issues with trees or shrubs.
- Start the morning by a walkaround of all grounds and blocks, testing doors - checking for items in hallways or areas of concern and reporting any to the Property Manager.
- Ensuring all external doors, windows, fire exit doors, plant room doors and bin store doors are kept closed, and where applicable locked at all times. This includes the fire exit doors. (Bin store doors to be unlocked when refuse collection is due.)
- Keep note in log book of all faults reported by residents.
- Inspect common areas for any obstructions or hazards and ensure appropriate action to remedy. (I.e. either speak directly with the resident concerned or the Managing Agent.)
- Ensure that the Porters desk is clean at all times. (fully dusted/polished and tidy)
- Clean entry phone panel.
- Wipe any light marks from the walls in the entrance, hallway and stairwells.
- Water plants (where applicable).
- Visual inspection of all drains and gutters (including roof area) to ensure they are free from rubbish/debris/obstruction.
- Check locks of all communal doors and gates to ensure fully function. (Notify residents if there are any defects.)
- Sweep external terrace area/surround of building, including external metal work & louvers (hose/wash down where necessary.)
- Without hesitation call or email the Property Manager with concerns that either can be resolved by yourself for approval, or items outside of your remit that she will have to instruct.
- Clear footpaths and steps of snow and ice in adverse conditions.
- To be flexible and undertake duties, within reason, as required by the Managing Agents and/or the board.
- Regular testing of smoke/fire alarms, emergency lights, Fire Doors
- Be aware of any unusual damage (e.g. Possible break-in) and report to Managing Agent and/or a member of the board immediately.
- Carry out maintenance work around the development as instructed by senior management.
- Conduct routine painting and decorating of the communal areas as directed by senior management.
- Collection of and keeping in a safe place parcels for collection from residents during operating hours.
Conditions of Work
You are required to use cleaning materials which have been supplied by the Company only (please follow Health & Safety guidelines, COSHH).
General
You are expected to be flexible and undertake reasonable additional duties as required by the Property Manager.
To report any defect or health and safety concern, no matter what its nature, to the Property Manager.
Whilst on duty you should be of tidy personal appearance, and wearing the uniform and identification badge provided.

To be courteous and helpful to all resident as well as to residents' staff and guests and to contractors employed by the residents of the building.
Prepare and keep and inventory of all tools and equipment on site. To generally maintain records of central stores for the building (light bulbs, cleaning supplies, keys etc.) in a well organised way, ensuring that an appropriate quantity are always available. (To keep all stock, material and equipment away from public access view/reach.)
