- Description
You will have responsibility for the management of all facilities compliance and reactive and proactive maintenance, across the building and grounds. You will ensure that the presentation of the building and grounds are always maintained to a high standard and within prescribed service levels.
As a new role and a new building, for the first two years this is a hybrid role of "on the tools" Maintenance Technician together with co-ordinating snagging and external contract work during the defects cover period. This role will require the job holder to be available out of hours for emergency maintenance cover when required. You will keep a record of all events during your shift and update the General Manager of any issues. Critical to the success of this role is a close working relationship with the GM and the wider team to ensure that there is a seamless level of high customer service for our members. It is essential that you have the ability to work on your own as well as part a team and can communicate effectively at all levels.
Key Responsibilities:
Electrical Tasks
- Diagnose and repair electrical problems in domestic appliances, including fault-finding, rewiring, and monitoring.
- Assess the parts needed for a job and advise GM of any orders needed for those parts.
- Replace faulty lights, hobs and other small domestic electrical appliances.
- Complete Annual PAT for all Portable Equipment and Fixed Equipment whilst recording and documenting the tests.
General Maintenance Work
- Provide general maintenance support to the management team, including basic plumbing, repairing and painting/decorating of the property, including studios, all communal areas, floors and walls.
- All tasks to be carried out in conjunction with the fault report/compliance system.
- Liaise with the GM on all maintenance issues, prioritising the workload (urgent and non-urgent). Report any damage or maintenance issues in the maintenance log. Complete any such tasks recording accurately all tasks completed and advise the GM if a sub-contractor is required.
- Ensure master keys are signed out and signed back in at the end of each shift.
- Contribute to the creation of a planned preventative maintenance programme.
- Complete physically demanding activities, such as helping to 'lift and shift' furniture, domestic equipment and appliances associated with a large accommodation environment.
- Maintain effective stock control process, ensuring effective use of all stocks.
- Inspect, when required, the studios at regular intervals and at designated periods, to include all door closers, emergency lights and fire-fighting equipment, ensuring that the entry procedure to flats is followed explicitly.
- Deliver the PPM programme (e.g., statutory testing of fire panels, water temperature tests etc) as the schedule sets out, keeping accurate records as required by the AM and law.
- Regular checks of fire doors as per The Fire Safety Regulations 2022.
- Ensure tools and equipment are maintained and kept securely in a locked area.
Grounds Maintenance
- Provide general grounds maintenance support to the management team, including attending to all aspects of grounds maintenance, including courtyards, car parking facilities, gardens/roof terrace and internal and external areas. Maintenance of re-cycling and bin areas, including moving bins to collection points for Veolia to pick up.
- Ensure that the site grounds are clear and free of rubbish.
Handling Emergency Procedures
- Be aware of locations of all essential firefighting equipment and isolation points for power and water.
- Be able to re-set the fire alarm panel and/or obtain assistance (training provided).
- To be knowledgeable of who to contact for assistance with electrical, plumbing or other emergencies and contact where appropriate.
- Ensure policy and procedure is followed at all times when entering tenant occupied areas.
Customer Service
- Deal with member queries and in accordance with company policy.
- Keep a detailed record of incidents during a shift and update the management team through specific record log.
- Assisting members who have lost keys/entry fobs.
- Assist the management team with social events (may be out of hours).
- Be proactive and inform the management team of any problems and situations arising.
- Ensuring client expectations and satisfaction is achieved.
Health & Safety
- Ensure keys are signed out and signed back in at the end of each shift.
- Check equipment before use and report any faults to the office staff.
- Report any hygiene or health and safety issues that may cause harm to either members, staff or the property.
- Report incidents, accidents and near misses to the GM or on the incident log.
- Follow policies and procedures dictated by current H&S legislation under the guidance of the GM.
- Follow H&S policy and procedure at all times.
- Wear any personal protective clothing/equipment (PPE) in line with the relevant risk assessment and any uniform provided by the company and keep appropriate records.
- To take responsibility for monitoring PPE. Provide and maintain a self-checking system to ensure all PPE remains fit for purpose and report any sub-standard items to management.
- Ensure Risk Assessments and Method Statements are in place prior to all works.
- Ensure fire doors are closed at all times.
- To be fully conversant with the company's fire and emergency procedures including personal emergency evacuation plan for disabled tenants (where appropriate).
