Working on behalf of a leading independent property agency, we are excited to present an exceptional opportunity for an experienced Block Manager with a strong understanding of leasehold management to manage a portfolio in Bedfordshire. The Role: As a Block Manager, you will be responsible for overseeing a diverse portfolio of residential properties within the Luton area. Your main objective will be to manage the day-to-day operations of these blocks, ensuring a high standard of service and living for residents. Key responsibilities include:
Leasehold Management: Utilise your comprehensive understanding of leasehold regulations to effectively manage lease agreements, resolve disputes, and provide expert guidance to both residents and the agency.
Service Charge Budgets: Take charge of service charge budgets, meticulously planning and managing expenditures to ensure financial stability and value for residents. Regularly review budgets and provide transparent financial reporting.
Maintenance Coordination: Collaborate with contractors and service providers to ensure the timely execution of maintenance, repairs, and improvement projects, enhancing the overall appeal and functionality of the properties.
Compliance and Regulations: Stay up-to-date with property management regulations, health and safety standards, and relevant legislation to ensure properties are managed in full compliance.
Stakeholder Engagement: Foster positive relationships with property owners, residents, and leaseholders, addressing their queries, concerns, and feedback promptly and professionally.
The Person: The ideal candidate for this role will possess:
AIRPM Qualification or Equivalent: A recognized qualification such as AIRPM (Associate of the Institute of Residential Property Management) is essential. Alternatively, a minimum of 3 years of proven experience in block management within the residential property sector.
Leasehold Expertise: A strong understanding of leasehold regulations, processes, and intricacies, enabling you to provide expert guidance and resolve complex leasehold-related matters.
Financial Acumen: Proficiency in managing service charge budgets, conducting financial analyses, and ensuring optimal allocation of resources.
Communication Skills: Excellent interpersonal and communication skills to effectively liaise with residents, property owners, and contractors, demonstrating empathy, clarity, and professionalism.
Organisational Mastery: Strong organisational abilities to manage multiple properties, tasks, and projects simultaneously while maintaining a high level of attention to detail.
