Our client are looking for a Head Concierge to work at a luxury residential block in South East London.
The shift pattern will be Monday - Friday 9am - 5pm and Saturday morning 8am - 12pm
The aim of the role is to ensure a high standard of customer service is provided to our residents and all visitors at the building. This is a lone working role and will require the individual to be able to multitask and provide assistance to others. Including distribution of parcels to residents, the maintenance of the car park area and recycling bins and patrolling the estate. In addition to this they will be required to work without direct supervision and have a knowledge of complex building
Duties will include but are not limited to:
- Distribute Royal Mail post correctly onsite. Ensure that parcels, letters and other items received are delivered or securely stored. Recorded deliveries must be signed for and noted in the concierge Record book. Parcels must be delivered to residents apartments and left outside of front doors after ringing the bell. No parcels should be left in the entrance foyers floor. Check all foyers after deliveries throughout the day and deliver parcels left in foyers to appropriate apartments.
- Patrol the corridors stairs and lifts and visually check the entrance door to each apartment. The first patrol to be completed before 9.30 am and the second after 4 pm. Pick up and dispose of any litter on both patrols. Record these patrols by date and time on the portal/Website or a Record book.
- Ensure all internal and external communal areas within the development and front entrances are fully presentable, serviced and properly cleaned and maintained.
- The property manager must spot sweep the car park area and recycle compound daily. Ensure recycle bins are fully compacted and excess materials are placed in bins. Ensure refuse bins are in the correct locations. Move bins in line for regular Council collections and return to designated areas. Hose down car parking area monthly with the exception of winter freeze period.
- Water planters and hanging baskets around the car park during spring, summer and autumn.
- Highlight any maintenance issues (including reviewing pest control issues or requirements) or lessee violations. Regularly inspect and audit all communal areas of the development, keeping detailed and accurate records. Ensure prompt rectification of minor cleaning and maintenance issues by the property manager or escalate serious areas of concern to the managing agent.
- Organise the residents cycle storage areas. Keep a record of the residents who use the areas and their bicycles.
- Monitor any authorised contractors instructed to carry out works on and around the Development and log activity.
- Review contractor invoices with Property Manager every month and ensure that these are in line with the set development budget.
- Complete monthly site inspection reports maintaining the appropriate records.
- Liaise with residents addressing queries and concerns in an effective, helpful and timely manner. Respond to any telephone messages from residents or contractors in a polite manner.
- Ensure that keys are securely retained within the site office. The movement of all keys is to be recorded and signed for.
- Undertake any routine general repairs / refit door locks / bulb replacement and ensure that all tools and equipment are maintained and annually PAT tested. Spot paint any minor scuffs to walls. Notify Managing Agent promptly to arrange for any service requests which cannot be self-performed and for orders of suppliers which are needed.
- Proactively consider areas of improvement that can increase the efficiency of estate activities or prevent issues from occurring or becoming worse. Engage with the Property Manager promptly on such matters.
- Carry out and log appropriate alarm testing for fire alarm system, emergency lighting and lifts.
