Operations Manager - South West

PMR are seeking an experienced Operations Manager to work with our client, a national PBSA provider, to manage 8 site teams across the South West area / region.

Role Purpose is:
* Leadership of the area to provide services that the business is contracted to deliver to the quality expectation of the business through clear and visible people management and development.
* Local client management with formal governance meetings and reporting in line with the management agreement
* Oversight of site budgets and management of spend.

Accountable for:
* For the overall performance of each site including: net operating income (NOI), lettings, arrears, compliance, customer experience, and external stakeholder relationships.
* Monthly client reporting and liaison.
* Compliance including any local licensing schemes and ANUK Code
* Staff employed at site are suitably skilled and trained to deliver the services.
* Site budget performance.
* NPS ratings
* Customer Reviews
* Managing feedback and complaints

Responsible for:
* Driving site performance to achieve the KPI's agreed through the management agreement and or by the business.
* Managing the site teams to ensure all activities required to be carried out locally are completed to a good standard and within the timeframes given.
* Driving best practise across the region.
* Driving up site budget income up through dynamic pricing, commercial lets, and summer business.
* Site budget expenditure and working with the property team to produce recommendations for energy efficiency works or capital works to maintain the property and rent levels.
* Providing commercial insight/commentary to budget setting, management accounts, and forecasting.
* Consistent delivery of the customer journey and the brand

Experience & Skills:

• Knowledge of either PBSA, BTR and Co-living residential operations.
• HMO licencing and ANUK code of practice.
• People management and development
• Use of Management Information to complete business reviews.
• Soft facilities management standards with direct management of soft services with involvement in hard services.
• Supply chain management in soft and hard services
• Strong written and oral communication skills
• Operational management experience in either residential or facilities management.
• Management small teams on a site or multiple sites.
• Client management and reporting on performance.
