- Description
Our client is a well established and respected managing agent based in West London. Due to continued success and a growing portfolio, they are now looking for an experienced Residential Block Manager to join their close knit team.
Main duties:
- Liaising with contractors about jobs and invoices to ensure a good price and prompt works.
- Undertaking monthly inspections of each site and creating inspection reports.
- Reading and gathering information from leases relating to block management, such as information about sub-letting, deeds of covenant, licences to assign.
- Reading, understanding and gathering information from RMC documentation including Memorandum & Articles of Association, certificates of incorporation, financial records and special resolutions.
- Obtaining leases and other documentation from the land registry.
- Managing keys, spares and access codes and programming procedures for each of their blocks.
- Responsible for the organisation and submitting of claims on the block insurance.
- Keeping the management programme, Propman, up to date with key information such as contact details.
- Regular communication with leaseholders and tenants to arrange access for maintenance/inspections/major works/section 20 notices.
- Preparation and understanding of the Section 20 major works notice procedure.
- Ensuring that there is an up to date Health and Safety Fire Risk Assessment carried out in each of the blocks, along with up to date accident records, asbestos registers and associated health and safety documentation.
- Management of routine block maintenance items, i.e. fire alarm, emergency lighting, fire extinguishers, pest control, etc.
The person:
- 2 years minimum in Block Management.
- Excellent communication skills.
- Well organised.
- Pro-active.
- Team player and also able to work independantly.
- Desirable: AIRPM
