VERTO HR are currently seeking an experienced Maintenance Operative to join a residential development, based in Angel.
- Shift Pattern: 4 days per week. Monday, Tuesday & Friday, with the choice of Weds/Thurs. 0900-1630
- Salary: £21,000
Job Purpose
To ensure all internal and external areas of the estate are fully maintained to the highest standard.
Key Responsibilities
- To take responsibility for the presentation, cleanliness and safety of all the public areas.
- To interact with residents in a courteous, professional and helpful manner at all times.
- Be aware and responsible for all visitors and contractors on site.
- Regularly monitor all CCTV and access control systems.
- Carry out regular inspections of the full development, identifying areas of maintenance that require
attention and scheduling in reactive and preventative maintenance work in a timely manner.
- Carry out fault finding and leak investigations and provide a report to the Property Manager including time sheet for recharge if investigation is proved to be one flat.
- Perform all repairs and maintenance work where required in a safe and efficient manner, in line with specifications and in compliance with legislation and best practice. This includes but is not limited to light bulb changing, sweeping and keeping clean the grounds/car park, clearing blocked walkway drains,
- Liaise regularly with the Property Manager with respect to any maintenance issues that may need addressing
- Carry out monthly Emergency light test (training provided)
- Carry out Fire detection checks on a weekly basis (training provided)
- Light gardening including watering, weeding and mowing grass, tidying and rubbish removal`
- Ensure the riser cupboards and communal areas are kept clean, tidy and organised. This will include removal of bulky waste time.
- Carry out a programme of water meter readings, supervised by the Property Manager
- Supervise, assist and monitor contractors attending the estate as appropriate. This may require attendance within flats as a representative of the Angelis Apartments (observing only).
Collecting and sorting any parcels that have been delivered.
- Carry out cleaning of the building, including hoovering, cleaning floors, dusting, cleaning of bathrooms, kitchen and gym equipment.
- Attend training where necessary
