Our client is seeking a motivated and dedicated individual to join their team as a Junior Block Manager. As a Junior Block Manager, you will play a crucial role in assisting with the management of residential and commercial properties, ensuring the smooth operation of the company's portfolio.
The Role:
- Assist with the day-to-day management of residential and commercial properties.
- Maintain regular communication with property owners, tenants, contractors, and other stakeholders.
- Respond to tenant queries and concerns promptly and professionally, providing excellent customer service.
- Conduct property inspections to identify and address maintenance issues, ensuring compliance with health and safety regulations.
- Coordinate and oversee property repairs and maintenance activities, liaising with contractors and suppliers.
- Assist in the preparation of service charge budgets, managing income and expenditure, and monitoring arrears.
- Collaborate with the accounts team to process invoices and reconcile financial transactions.
- Prepare reports, including property status updates, maintenance schedules, and financial statements.
- Support to ensure compliance with relevant legislation and industry best practices.
- Stay up to date with industry trends and regulations, actively seeking opportunities for professional development.
The Person:
- A proactive and highly organized individual with a keen eye for detail.
- Strong communication skills, both verbal and written, with the ability to build relationships with diverse stakeholders.
- Excellent customer service skills, demonstrating empathy and professionalism in all interactions.
- Ability to work effectively as part of a team, collaborating with colleagues to achieve common goals.
- Basic knowledge of property management principles, legislation, and health and safety regulations (training will be provided).
- Proficiency in using Microsoft Office Suite (Word, Excel, Outlook) and property management software.
- A positive attitude, adaptable nature, and willingness to take on new challenges and responsibilities.
- Prior experience in property management or a related field is desirable but not essential.
The Package
- £26,000 - £32,000 based on experience
- Full-time position, working Monday to Friday during regular office hours.
