PMR are working with our client, a national Build to Rent provider, in recruiting for an extraordinary opportunity for someone experienced in new-build mobilization. We're looking for a highly driven individual - you will relish the opportunity to mobilise some of the finest quality residential assets in the UK and to be at the forefront of the rapidly expanding UK Build to Rent sector. You'll have a keen eye for detail, always maintaining the asset to the highest quality and will have proven leadership skills, with a proven track record of leading a highly motivated team. We are able to consider candidates based in both London or Manchester.
Key Responsibilities:
- Offer a consultative service and advice on best practice
- Deal closely with developers and key stakeholders
- Mobilise new sites for the business - Travel across the UK is essential
- Lead the team and provide guidance
- Input into design meetings with developers and clients, providing knowledge of the industry and building management to influence design execution and ensure operational efficiency once the buildings are live.
- Support the discharge of operational planning requirements
- Develop, maintain and analyse mobilisation budgets
- Key shareholder reporting throughout mobilisation period on Budgets, Marketing, Leasing, Systems & Development progress with support from wider Business functions
- Creation of site specific operational management strategies, understanding risk and operational opportunities.
- Ensure that rental valuations are completed and comparable evidence is provided to support the rents
- Conduct market intelligence reporting for new assets
- Support the smooth on-boarding plan and transfer in management into an operational development
- Visit integration sites with your team to help identify potential management challenges and develop a management strategy
- Ensure that all Health & Safety actions are taken and provide guidance to your team when needed
- Act as point of escalation with a resolution focused approach
- Lead on the recruitment, onboarding and training of new on-site team members
- Able to train employees as a subject matter expert on all Build to Rent systems and procedures
- Effectively plan the project and ensure that key elements are tracked and targeted.
- Reaches decisions quickly based on available information. Takes initiative to research and complete projects.
- Initiates innovative solutions to drive revenue, manage costs and solve problems.
- Using networking and marketing initiatives to build the profile of the community in the local market
- Provides clear and concise instructions for effective management of on-site employees.
- Ensures that the appearance and physical aspects of the community meets ownership and resident's standards.
- Ensures that key stakeholders are regularly updated on the progress of the project and raise needs and concerns promptly.
- Processes and approves payment of invoices pertaining to maintenance and operations of the community on a timely basis.
- Completes and reviews various daily, weekly and monthly reports by making operating recommendations in a timely and accurate manner.
- Supports with bidding for new properties and is able to support the pitch team when required
- Supports the overall marketing/leasing efforts and offers input and suggestions in regards to promotions, advertisements, and pricing.
- Monitors the maintenance activities to ensure they are compliant.
- Coordinates work activities and services from vendors, utilising only those who are approved.
- Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organisational standards, and operational processes related to areas of responsibility and reporting violations or infractions to appropriate individuals.
- Practices proper safety techniques in accordance with Company, community, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, Associate/guest/resident injuries or accidents, or other safety issues to appropriate individuals.
- Create sign off procedure for the property and an effective handover to the property's Manager.
- Strong Excel modelling skills to be able to track and forecast the mobilisation budget.
- Ability to keep sensitive information highly confidential at all times.
- Ensuring H&S issues and all regulatory needs are fully met.
- Ensure that security procedures are in place for the building at all times
