We are actively seeking a permanent Residential Porter/ Caretaker to work on a block based in East London. The primary responsibilities of the role will involve the upkeep of the block in order to enhance and maintain its curb appeal and to keep its residents and visitors safe. The Caretaker will also assist maintenance personnel, visitors, others on site, as directed, in their efforts to manage the property in an efficient manner.
Hours: Monday to Friday (9am to 5pm), Saturdays (9am to 12pm)
Salary: £27,000 per annum
Core Duties:
- Interacts with residents, visitors, cleaners, delivery personnel and onsite contractors in a polite and professional manner (this includes proactively helping with the opening of doors and gates and showing designated parking spaces to visitors).
- Assists residents with the delivery and pick-up of parcels and special deliveries.
- Physically walks the property on a daily basis and removes litter, glass, debris, leaves, weeds, cigarette butts and animal droppings from the grounds in and around the property.
- Needs to be aware of all utility meter cut-offs, flat and fixture cut-offs, sewer cleanouts.
- Ensures that storage areas always remain locked when not in use.
- Monitors the CCTV system & provides recordings on request to the Managing Agent and/or local Police.
- Carries out weekly Emergency Lift Line checks and records the results.
- Carries out weekly Flick Test Emergency Lighting checks and records the results.
- Reports any failures directly to the client.
- Carries out monthly inspections of all Dry Risers and records the results.
- Reports any failures directly to the client.
- Carries out a visual inspection of all Fire Safety installation on site and reports any issues directly.
- Resets fire alarm system and building vents, when required.
- Ensures all communal areas are kept clear of personal items that may cause a trip/fire hazard and liaises with residents to arrange for their removal as required.
