Our client is seeking an experienced Estate Manager/Caretaker to join their beautiful established development based in Teddington.
Day's worked: Monday, Tuesday Wednesday Thursday, Friday
Hours: 8am - 5pm (Wednesday 10am - 7pm)
Salary: £29,000k - £32,000k based on experience
Job Description
- To answer the staff phone and mobile in a timely and professional manner.
- To send emails to residents providing them with any necessary information.
- To respond to basic emails in a timely and professional manner.
- To maintain the resident's email and phone contact lists.
- To programme new vehicle remotes / building entry fobs when required by residents and administer and update the corresponding log.
- To perform weekly fire alarm, emergency light and AOV tests and log and advise issues.
- To undertake daily checks of lifts and telephone lines and development gates and main doors.
- To ensure the site diary is kept up to date with all meetings and appointments with contractors on site.
- To diarise any routine maintenance work which needs regular attention and follow up accordingly, in conjunction with the Managing Agent.
- Assist with the delivery of parcels and accept and retain these when residents are absent.
- Keep a log of Residential moves per the site rules and regulations and retain fobs and remotes. Inspect communal areas pre and post move to identify any damage caused.
- To undertake on-going inspection of the buildings and grounds and report in writing any maintenance issues or breakdowns immediately to Curchod & Co LLP and the nominated representative from Normansfield Court Residents Association and continue to provide updates to residents as required.
- To maintain a log of all repairs and maintenance works(to include start and end dates / times, contactor and outcome). This should include photographic evidence if needed.
- Inspect gym equipment for cleanliness and that it works properly and put up a notice if not functioning and advise Curchod & Co LLP.
- To carefully complete all log reports that may be required by Curchod & Co LLP.
- To provide residents with meter readings on a monthly basis or as requested.
- Where applicable, ensure detailed handover notes are written and made available to Curchod & Co LLP, prior to taking any annual leave.
- Be visible and interact with residents so that you are a recognised and trusted point of contact.
- Spend time each day in both the site office in Mary Crellin House and reception area in the Main Building of Normansfield Court.
You must have:
- To be proficient with all Microsoft applications.
- To maintain a high standard of personal appearance.
- To participate in staff meetings and 1-2-1s as required.
- To participate in monthly meetings with NCRA representatives in two way information exchanges.
- To maintain high standards of attendance and time keeping.
- To be able to work reasonable additional hours if called upon to do so to deal with any special circumstances or emergency situation through flexi-time or overtime depending on the circumstances.
- Undertake in-house and external training as required.
- Any other reasonable duties as requested by Managing Agent and, from time to time, an appointed representative of the client.
The successful candidate must be able to provide excellent references and be willing to undergo full vetting checks.
