Our client is currently recruiting for a permanent part-time caretaker to work in a luxury residential site in Surrey.
Hours: Monday - Friday 9am until 12pm & Saturdays - 9am to 11am
Salary: - £12500 per annumDuties:
- Always be polite and courteous to residents and any visitors in person or on the telephone.
- Attend training as reasonably required by the Company or the Managing Agent.
- Ensure that the Caretaker Office and storage facilities are tidy, well maintained and secure at all times.
- Walk around and inspect the entire building each day and note any specific problems.
- Notify the Managing Agent daily of any queries or problems relating to the building which require attention, including any resident complaints.
- Monitor regular contracts such as grounds maintenance and cleaning to ensure that all services are provided in accordance with agreed service levels.
- Keep proper files and records of all correspondence and documentation.
- Fix, repair or clean any area or problem if able to do so. Report to the Managing Agent if unable to deal with problem.
- Assist cleaning contractor with daily cleaning duties providing that this does not interfere with your other duties.
- Ensure that bin storage areas are regularly organised and tidied.
- Ensure that all hard-standings (paths, roads, carparks, etc) are regularly swept and cleared of debris in conjunction with gardening contractor.
- Check external/internal lighting daily and changing bulbs as required. Report to Managing Agent any bulbs that cannot be safely changed.
- Ensure removal of illegally stored items in and around the site liaising with the Managing Agent where necessary.
- Co-ordinate, instruct and allow access for services to the building, such as refuse collection, deliveries, repairs and maintenance, utility companies.
- Ensure that all Leaseholders comply with the terms of the lease and report breaches to the Managing Agent.
- Check that all external doors and gates are securely closed.
- Ensure that all fire doors are closed at all times.
- Managing the development CCTV system and providing footage where required to the Managing Agent and / or Police.
- Ensuring that no cars are parked in designated "No Parking" zones.
