Location: South West London
Hours: 8am - 4pm
Shift Pattern: Mon - Fri
Salary: £38-40k p/a
My client is looking for an L8 Plumber to work at a luxury, residential development in South West London, consisting of approximately 1300 flats/units.
The main purpose of this role is to perform plumbing works and tasks related to legionella control of water systems, as well as repairs and maintenance to heating, water services and drainage.
Main Responsibilities:
Water Testing
- To share Approved Code of Practice L8 duties/requirements with existing Technician - Plumber team members including:
- Perform plumbing works related to legionella control of water systems.
- To adhere to and carry out regular, ongoing, testing, monitoring and inspection of water services for the estate, including hot and cold-water supplies, in line with the Approved Code of Practice L8.
- Testing, servicing and maintaining of thermostatic mixing valves.
- Weekly Testing of Water Temperatures of Outlets in all vacant flats.
- Flushing all outlets and recording one temperature per flat. All outlets are to be sampled in all vacant flats with the temperatures being recorded individually for each outlet on the required forms
- Sampling of the nearest and furthest apartments from each boiler room each week.
- Identifying and removal of dead legs.
- Replacement of fittings (such as taps and shower heads) as and when required.
- Distributing records/forms to the relevant Facilities Management team members.
- Maintain water log books in line with the Approved Code of Practice L8 and company guidelines.
- Comply with time allocations for specified work.
- Complete and submit all documentation relating to work carried out in a timely manner
- Ensure all records are kept securely, are maintained, accurate and up to date, both paper and electronic records.
General Plumbing
- Installation and maintenance of sanitary ware, fittings, valves, soil and rainwater fittings and associated pipework.
- Carry out installation and repair work as necessary to heating and water services, including drainage.
- Clear blocked drains and sewage.
- Carry out repairs to pipework as appropriate.
- Run small services to radiators and valves.
- Trace services and valves back to the main services and keep a record of details with the Maintenance Manager.
- Provide assistance to other maintenance personnel as and when required.
Health & Safety
- Take reasonable care of your own health and safety so to not put others at risk by what you do or don't do in the course of your work.
- Co-operate with and adhere to any health and safety instructions given by the company and obey any signs displayed around the site and COSHH instructions.
- Familiarise yourself with the company emergency procedures and H&S policies, a copy of which is kept in each department
- Report any hazards you may identify to management of the relevant department.
- Adhere to the accident reporting procedures if you have or witness an accident
- Attend compulsory health and safety training that you are asked and required to attend
- Notify the company of any change of circumstances (e.g. pregnancy, health problems, medication you are taking etc) which might affect your health and safety at work.
Requirements:
- City and Guilds or equivalent NVQ qualification in plumbing
- 2 years' experience in a Maintenance Plumber role or similar, preferably in a hotel or residential setting
- Computer literate - able to use Outlook and Property Management Software (Qube)
