PMR are seeking and experienced Property Manager to work with our client an exciting provider of Private Rental Home. As Property Manager you'll build and manage the relationships with our client's residents and support the management of the development in Chesterfield to begin with and subsequently other properties in the region when the development has been fully mobilised.
We're keen to hear from candidates who have worked in customer facing roles. Experience in real estate and/or the private rented sector is desirable but not essential.
This is a site-based role with a working pattern Monday-Saturday.
About you:Customer Service
- Gain the respect and support of the residents, through delivering great customer service
- Prompt responses to customer enquiries, through whichever channel they are received (telephone, email, face to face, social media)
- Dealing with and reporting on issues in a timely and professional manner
- Assisting in delivering all Key Performance targets relating to customer service and customer satisfaction
- Assisting the Sales/Lettings Team by carrying out viewings with prospective tenants
- Managing prospective customers, from sign up through to the execution of tenancy agreements, ensuring a warm welcome at move in Property Management
- Be proactive to ensure a secure, safe and successful estate
- Build a good working relationship with the management company responsible for the overall site management
- Coordinate/book check-ins and check-outs with the inventory provider
- Coordinate repairs/cleans between tenancies
- Carry out daily inspections of all common areas, proactively address issues as they arise, advising the appropriate person
- Arranging and facilitating repair work with tenants/ and access to the building/flat
- Responsible for coordinating site visits for contractors/ suppliers
- Facilitate parcel deliveries
- Help to ensure the building meets all health & safety requirements and fire risk assessments
- Assist in delivering all Key Performance targets relating to asset management and operations Tenancy Management
- Ensure tenancy documentation is complete, agreed and correctly filed
- Manage cleaning contractors ensuring the property is ready for occupation
- Manage tenant's accounts relating to your development on our management software
- Assist with chasing rent arrears
- Utility registration at start and end of tenancy
- Assist with deposit reconciliation at end of tenancy
- Assist in delivering all Key Performance targets relating to tenancy management
About you: Our ideal Property Manager will be able to demonstrate the following… Essential Skills:
- An ability to engage with others at all levels easily through excellent written and verbal communication skills, ideally with a background in a customer-facing role
- Possess a UK driving licence
- Proactive self-starter and disciplined lone worker with ability to self-organise, plan and prioritise activities.
- An ability to remain calm and controlled under pressure.
- Understands and acts upon customer needs to maintain company reputation, actively seeking interaction and engaging with residents
Desirable Skills:
- Experience of Lettings and Property Management
- The ability and skill to interpret and apply knowledge of laws, regulations and policies in area of expertise.
- Comfortable working in a change or changing environment.
- A growth mindset and a willingness to try new ways of doing things
- A good range of IT skills
