- Description
Our client is looking for an experienced Senior Concierge to work at a Luxury Residential Building in East London.
Shift Pattern: Thursday to Sunday 7am - 7pm and Thursday to Sunday 7pm - 7am on a 2 week alternating rota.
Duties:
- The Senior concierge is the first point of contact to all; residents, owners and visitors complaints/issues.
- To ensure a high level of Health & Safety and high level of security is maintained at the building.
- You will be responsible for the overall management of the site and assist the general manager with all performance related issues and building issues.
- Manage bulk Items in bin stores.
- Check CCTV to identify resident who have dumped items.
- Assist the Estate Manager with performance managing where necessary.
- Check building inspection sheets.
- Supervise concierge and ensure patrolling, litter-picking, bins rotated efficiently.
- First point of contact for resident issues/complaints and forward to Manager if cannot resolve.
- Download all CCTV footage for bollard collisions and ensure all info and CCTV is available for the Manager.
- Clean car parks when needed.
- Provide excellent customer service by being present to greet residents, visitors and contractors and going the extra mile to assist them on their visit.
- Document in the log book any incidents or issues for staff handover.
- Log daily (nightly) activities / handover and send report in an email at end of every shift to the Estate Manager.
- Ensure compliance with all current statutory legislation in respect of health and safety.
- Ensure compliance with all internal procedures and policies.
- Ensure security, fire regulations and emergency procedures are adhered to at all times, taking an active role in the event of emergency situations.
- Responding to residents' enquiries by communicating face to face, by telephone and/or email in a professional manner at all times. · Deal effectively with complaints, taking the correct action and remain courteous at all times.
- Maintaining close control and supervision of delivery of parcels and handling of keys/fobs to authorised persons only and maintaining all necessary records.
- Inspect all common parts of the building on a regular and frequent basis as directed by Estate Manager.
- Report any repairs or any serious maintenance issues to the Estate Manager immediately.
- To report any defect or health and safety concern no matter what its nature to the Estate Manager.
- Monitor CCTV and report any issues such as bulk item tipping to the Estate Manager in order to recharge residents if needed and to report serious issues to the police if necessary.
- Supervision of contractors (as required) on site and ensuring they do not cause any damage in the common parts or to adjoining flats, and that they remove all rubbish from the building.
- Maintaining a contractors signing-in log (for contractors working in flats, for the landlord, or on the instruction of the Estate Manager).
- Bring to the attention of residents and Estate Manager any breaches of in-house rules, leases or other agreements in force at the time.
- Document on monthly basis (electronically) the electrical readings for each block.
- To maintain and update the vehicle banned list for the estate.
- To rotate the bins in and out the site on regular basis as required.
- Concierge staff must adhere to the staff uniform policy at all times.
Requirements:
- Experience in Residential for the last 5 years.
- Reliable and timekeeping.
- Immaculate presentation.
- Strong written and verbal communication skills in English.
- Have excellent communication skills.
- Experience in the highest level of customer service.
- Be able to demonstrate initiative.
The successful candidate must be able to provide excellent references and be willing to undergo full vetting checks.
