Our client is currently seeking a Head Porter for a luxury residential building near Highgate in N6
Hours:
8am - 5pm - Day shift
Shift Pattern:
Monday - Friday
Salary:
Up to £30,000 per annum (depending on experience)

PURPOSE AND AIM OF POST:
- To be responsible for the day to day running of all the practical aspects of the management of Southwood Park, N6.
- The management of the Estate's employees and the supervision of all contractors.
- Liaising with Lessees and Residents on a day-to-day basis to help resolve maintenance matters.
- Management of building maintenance matters and liaising with and managing contractors where necessary.
- To ensure that all staff and residents adhere to the Estate rules and regulations.
MAIN DUTIES AND RESPONSIBILITES
Operations
- To be responsible for the day-to-day management of all practical aspects of the running of the Estate.
- To liaise with Lessees and Residents to resolve issues and problems arising on a day-to-day basis.
- To liaise with the Property Manager to assist in the development and implementation of strategic policies across the Estate.
- To ensure that all Health and Safety policies are implemented and to be aware on a day-to-day basis of any arising risks.
- Ability to carry out minor maintenance tasks and willingness to assist in all practical aspects of work on the Estate when necessary.
- Carry out general cleaning duties and ground maintenance works on a daily basis or as and when required.
- To carry out daily inspections of the Estate and to carry out regular formal inspections of the hallways, external ground and pool facilities. Formal inspections to be documented and action taken to address any issues identified.
- To maintain accurate records of all service and maintenance work and provide a written report on a Monday, to be circulated to the Managing Agent.
- To take responsibility for the security of the Estate and to liaise with local authorities, police and Neighbourhood Watch co-ordinators where appropriate.
- To be available to deal with out of hours emergencies, except when on leave or otherwise agreed.
Health and Safety
- To assist with the annual fire and health and safety risk assessments.
- To ensure that all incidents or accidents are logged accordingly.
- To keep yourself informed of and comply with the company policy on Health & Safety as it affects the property and your work. The Managing Agent will provide you with a copy of the Regulations for Health & Safety which you shall keep available at all times.
- During the season for the opening of the swimming pool, the Head Porter is to ensure that all plant and machinery is kept in proper working order, to report any deficiencies to the managing agent at the earliest opportunity and to contact and liaise with maintenance engineers in order that deficiencies may be rectified without delay. Before the commencement of the swimming pool season, the Head Porter is to ensure both by his own actions and supervising other members of staff/contractors, that the pool is drained and cleaned and is ready in all aspect for opening. The Head Porter will ensure as far as possible that the rules and regulations published annually regarding membership are adhered to. Any serious infringement must be reported to the managing agent immediately. During the swimming pool season, the Head Porter is to ensure, in common with other members of staff/contractors that all tiled and other areas are kept clean and swept and that no risk of slipping occurs to users of the pool. He/she is also to ensure that the swimming pool area and ancillary buildings including the changing rooms and toilets are cleaned and inspected on a daily basis, and generally to ensure that the swimming pool, its general cartilage and its outbuildings are kept clean and safe for their purpose at all times during the season. At the close of the swimming season to close down the pool and leave it in a secure and safe state for winter months.
Staff Management
- To liaise with the Property Manager in matters of recruitment and to be responsible for the induction of new staff. The Property Manager will at all times retain the right and responsibility for recruitment and selection of any new staff.
- To conduct themselves in a professional manner in both appearance and demeanour. To set an example for colleagues by being courteous and helpful to all occupiers in addition to members of the public, other staff, guests, and to contractors employed on the estate.
- To ensure that all contractors (whether instructed by the managing agent or working for residents) report to the office on arrival. They will supervise all such visits to ensure that individual block security is not jeopardised. In particular, movement of goods and materials to and from a block must be previously notified and controlled by the Head Porter in order that the security of a block is not jeopardised in any way. They must also ensure that contractors comply with the standard instructions "Notice to Builders and Contractors" issued when contractors report to the enquiries office when first arriving on site.
General
- To be flexible and to undertake any such other duties as may reasonably be expected of the position by the Managing Agent or the Estates Board of Directors
- To adopt a pro-active attitude to dealing with Estate issues.
- To be prepared to undertake additional training in order to enhance their skill base.
- To ensure that all contractors working within individual flats keep to the permitted hours of work as set out by the Board.
- To ensure the site is a well managed, safe, clean and secure environment in which to live and work.
- To ensure the refuse areas are checked on a daily basis and kept clean.
- To ensure the bins are presented and returned to their correct location before / after collection by the council.
