PMR are seeking an experienced Property Manager for a well established provider of Build to Rent homes in Canary Wharf!
Role overview:
To oversee and manage all residential building properties following resident move in with respect to day to day tenant queries, maintenance and cleaning and efficient processing of deposit returns.
Main duties:- Overseeing Property Management of your assigned properties across the portfolio.
- Managing costs for turnaround of apartments to ensure costs are being appropriately recovered from tenants' deposits, and competitive quotes are being obtained for any repairs or replacements.
- Managing inventory check out process including conducting check outs, ensuring all keys are returned and meter readings taken.
- Ensuring Internal Property Management systems are being used correctly and are kept up to date.
- Producing Weekly & Monthly Reports to the Building Manager on KPIs such as deposit returns.
- Monitoring apartment voids including flushing for long term vacancies, ensuring minimal energy usage, e.g. lights off, heating and cooling off/appropriately set.
- Manage reactive maintenance of occupied apartments to ensure any Issues that fall under the Landlords responsibility are being responded to in a timely manner and Residents are kept up to date with the progress.
- Manage the cleaning process of apartments in-between lets ensuring quality checks are conducted and any additional areas are attended to immediately prior to new tenant move in.
- Obtain one or more competitive quotes from approved contractors for repairs If external contractors are required.
- Work with the Junior Property Manager and resident engineers to schedule and prioritise tasks for the Engineers.
- Keep up to date with changes in legislation and raising or suggesting Improvements or changes to ensure these are met
- Conduct a review of check out reports and generate an appropriate list of dilapidations to present to the tenant within the timeframes set In the SOPs.
- Once agreed by all parties, arrange for the deposit release form to be sent to accounts for transfer.
- Monitor & track the progress of deposit returns to ensure they meet required timelines.
- Manage any disputes raised by the Landlord or Tenant In relation to deposits
- Ensuring tasks follow SOPs processes.
- Ensure SOPs are kept up to date Ensure any Planned maintenance tasks are scheduled and carried out according to Statutory Compliance responsibilities. Invoice management and processing POs.
- Obtaining competitive quotations for any tasks that require contractor works.
- Organise renewal of safety certification and remedial works during the tenancy.
- Provide support & cover to other Property Managers during busy periods or absences.
- Provide support to Building Manager where necessary.
- Assist in the negotiation of rent arrears.
- To promote and implement sustainability initiatives as directed by the company.
- Provision of effective response to emergency queries out of normal office hours to include attending site if appropriate.
- To carry out other reasonable duties as instructed and directed as required.
Requirements:
- Minimum 2 years' experience in a property management position is essential.
- A good overall education to 'A' Level / NVQ Level 3 or 4 standard or equivalent (to include English & Maths).
- Will have attained IRPM level 1 or 2 or ARLA Level 3 Minimum
- Basic knowledge of Building Management Systems.
- An understanding of the principal aspects of legislation relating to the management of Residential Property Law.
- Knowledge of Health & Safety to include COSHH and RIDDOR and carrying out risk assessments.
- Knowledge of Section 21 requirements.
