The Leasing Manager role carries responsibility for supporting the Community Team, in building and maintaining the reputation and brand of the building in the local community, driving revenue, managing costs and all whist achieving the highest possible approval rating for service and team engagement.
You will lead from the front, by managing the day to day leasing activities and support resident satisfaction initiatives. You will have a proven appreciation of what it takes to deliver outstanding customer service and demonstrable experience in managing, delegating and organising a team. Ensuing the all team members are highly motivated to deliver a responsive and outstanding customer service to our residents that shows positive impact on the leasing up targets for the scheme.
Your objective will be to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals and referrals.
There are four key pillars and will underpin the job holders success within this role includes;
Resident satisfaction: You will support and assisting in managing a localised experience strategy across the business to ensure that every customer has an exceptionally consistent experience when visiting or living at our property. It is our aim that each residential property is in the top three BTR assets in its area on Homeviews.
Income and expenditure management: You will seek new revenue streams to ensure that our Clients see an exceptional return on investment. You will be at the forefront of the leasing up of this Community, ensuring maximum revenue is achieved from the rental opportunities
Operational excellence: You will spearhead operational excellence across the Community.
Team Management and Development: None of the above will be possible without your exceptional onsite Community Team. You will champion the development and growth of our "best in class" team who love working for the company.Principle Duties & Responsibilities:
- Maintains the community team to perform all sales and leasing activities to achieve the community's revenue and occupancy goals by greeting and qualifying prospective residents, conducting community tours and showing apartments, processing applications, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
- You will need to be fully committed to support the Community Manager in all aspects of the role including supervising leasing performance, occupancy, team members, reporting, problem solving, resident satisfaction and strategizing etc.
- Executes activities in support of the community's lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time.
- Responds quickly and courteously to resident concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual.
- Completes various accounting, financial, administrative reports.
- Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the community's established policies related to concessions, specials, and other programs to boost occupancy.
- Uses the on-site community management software application to track apartments availability, record traffic and leasing activities, manage resident and future resident's data, and capture critical demographic and other information about existing and future residents.
- Support the Marketing Team with overall marketing/leasing efforts and offers input and suggestions in regards to promotions, advertisements, and pricing.
- Be the leader in delivering consistent excellent service that leads to resident renewals.
- You will be responsible for the development, engagement and motivation of the team, and lead the team to success in achieving its goals.
- Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organisational standards, and operational processes related to area of responsibility and reporting violations or infractions to appropriate individual.
- Follows health & safety procedures and policies in accordance with company, community, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment damage, Associate/visitor/resident injuries or accidents, or other safety issues to appropriate individual.
- Keeps abreast of current changes in technology, processes, and standards within the industry and area of responsibility by attending internal and external training classes, research and/or subscribing to the internet or other professional publications, or utilizing other appropriate method to obtain business and professional information, and applies knowledge and practices to area of responsibility.
Skills / Experience:- Have experience within BTR, property sector, hospitality, leisure industries in a similar role.
- Have an excellent understanding of the leasing process and current legislations and requirements.
- Be a natural leader, motivating and coaching your team to succeed.
- Have a passion for customer service and ensuring excellence.
- Be proficient in executing sales skills, such as generating sales leads, conducting sales presentations, qualifying prospects, and closing.
- Have excellent written and spoken English.
- Be proficient in IT skills including MS Word, Excel & Outlook (training will be provided for our internal database system).
- Have a Collaborative working style and strong leadership qualities to ensure that people follow your lead.

- Able to work under pressure and meet tight deadlines.
