We are looking to expand our team. Working within a small team of professional surveyors and ancillary staff, you should have a good knowledge of building construction and maintenance, as well as excellent communication skills.
We will provide the resources to further your career, ensuring you are fully trained in residential block management.
The candidate must possess competent IT skills and excellent grammar, as well as being proficient in Microsoft WORD, Excel and it would be an advantage, although not essential, to have some experience of using Qube, our chosen property management software system.
The role -
We offer our clients bespoke property management services for our largely residential block management portfolio. Therefore your role will require an all round knowledge of the management process from budgeting and fund management to the administration of service contracts and reacting to day-to-day maintenance matters.
This is not a desk bound role. Whilst you will be partially office based (we operate a hybrid working regime involving part home-working and part office-working), your role will involve travelling throughout London and sometimes further afield and managing and inspecting properties, together with meeting with clients, leaseholders and contractors on a regular basis.
Some of the tasks you will be responsible for -
- Booking and liaising with contractors for maintenance issues, keeping all parties up to date.
- Dealing with any landlord and tenant queries.
- Arrange and carry out property inspections, sometimes with contractors or leaseholders and reporting to clients/Landlords with feedback.
- Dealing with and authorising contractor works orders and invoicing, through our Dwellant software system.
- Assisting colleagues with administrative duties and issues and any other tasks.
- Dealing with leaks and the repair process that follows, then handling insurance claims if required.
- Handling building repairs to the communal areas.
- Working with our Health & Safety team to arrange fire, water hygiene, asbestos, PAT testing, gas safety, EICR and all other H&S matters across your managed properties, to ensure all risks are being addressed.
- Keeping track of the M&E maintenance of each managed building to ensure all maintenance is up to date with certificates.
- Helping to ensure compliance with lease terms and covenants.
- Taking meeting minutes/putting together action lists at residents' meetings.
Some of the qualities we will be looking for -
- A knowledge of some Landlord & Tenant legislation is a benefit.
- The Candidate must have excellent organisational skills.
- Ability to prioritize and time manage.
- Professional communication skills - both written and verbal.
- High level customer service skills and experience.
- Ability to keep calm under pressure.
- Professional appearance.
- Proactive attitude.
- Team Player.
- Minimum of 1 years' experience as a Property Manager is preferred.
