Description

Our client is currently seeking an experienced Maintenance Team Leader / Porter to work on a luxury Grade 1 Listed Residential Estate in the heart of Essex. This is a full time position with a working week of 37.5 hours, which would include 1 half day on a Saturday every 4th week and an occasional evening shift.

Salary: £28,275 per annum, with 4 weeks paid holiday plus bank holidays.

Duties/ Responsibilites:

  • As Porter the security of the buildings and safety of the residents is of utmost importance. You will need to know all residents by site in order that strangers can be challenged by you and the maintenance team.
  • The Porter is responsible for ensuring that contractors working on site carry out their duties in the correct manner according to the terms of the leases and that they cause no damage to the common parts of the estate. You must ensure that residents are not inconvenienced by contractors whether they are working on behalf of the Hall or privately for individual residents.
  • Put out appropriate bins on collection day. Sweep and wash down bin areas after collection and put back bins in to the bin stores. Replace any blown bulbs around the estate both inside and outside.
  • Ensure that rubbish chutes are free from blockages and that the refuse areas are tidy and clean. Rotate the bins as required.
  • Undertake minor works around the estate such as repairs to door closures, fences, touching up damaged paintwork, removing or reattaching signs, mending gutters etc
  • Ensure all machinery and tools are maintained in good condition and repair and are cleaned and safely locked away when not in use.
  • Monitor the CCTV system as required and report any unauthorised activity
  • You must be familiar with the Health and Safety and Fire Risk Assessment reports and ensure that all requirements are met.

Required Skills:

  • Good interpersonal and communication skills: you will be interacting with other staff, our managing agents, contractors working on site and residents.
  • Experience of premises maintenance : you will need to identify issues around the site and be able to tackle and solve them yourself if appropriate.
  • Organisational skills and persistence: always finishing a job properly and taking responsibility for the work of your team as a whole and reporting progress and/or issues to the Board of Directors
  • Ability to plan ahead so that tools, cleaning materials and any other equipment are available as and when required for everyday working of the estate and planned projects
  • Ability to manage crises such as snow or unexpected situations such as power cuts or trespassers; exhibit a confident, professional attitude
  • Up to date knowledge of relevant health and safety regulations
  • Ability to take responsibility for the work of the maintenance team and oversee the effectiveness of their work.
