PMR is currently seeking an experienced Live-In Porter to work on a residential estate based in NW3, as the Porter you will be responsible for the day-to-day security, maintenance, supporting residents, smooth running and cleanliness of all buildings and grounds including monitoring activities.
Salary: £23,000 - £25,000 depending on experience
Living Accommodation: One bedroom apartment with council tax, water and heating bills included.
**No pets are allowed**
Main Responsibilities:
- Be courteous to all residents and their guests at all times and deal with their enquiries.
- Receive parcels on behalf of residents, but only if requested beforehand. A parcel logging system for delivery/collection by residents should be adequately maintained.
- Ensure all refuse from the bin stores of the blocks of flats are placed out for collection by the Council on the relevant days.
- Maintain vigilance at all times and ensure that the property is well cared-for.
- Ensure the cleaning communal internal areas, including hovering of carpets, polishing brass work, dusting etc at each block on a Tuesday and Thursday. Ensure the Cleaning of all windows and glass, which are accessible in accordance with health and Safety requirements
- To supervise staff, temps and contractors as necessary.
- To provide emergency cover after your working hours on site, ie resetting the fire alarm or boiler if these failed at a weekend or evening.
- To report to the Managing Agents immediately there is any such situation, flooding, or breakdown in services such as heating/lift (or defects to the fabric of the buildings).
- Liaise with and monitor maintenance engineers and both the Managing Agent's and residents' contractors to ensure that they heed security provisions.
- Prepare and maintain a schedule of all service contracts (lighting, entryphone, etc) together with the number of annual service visits.
- Other than manning the porters office you should regularly patrol both the interior/exterior boundary of each building, including the underground car park, the roadways and the boundary of the Estate.
- Checking all fire doors are kept shut and report any damage to the common parts/exterior to the Managing Agent for action.
- You should also check that all perimeter and external doors are security shut and clear up any refuse/litter dropped either in the common parts or grounds generally. Whilst on duty you will be responsible for monitoring of the various security doors and CCTV cameras serving the Estate and to react and to report any possible breaches of security
