Our client is recuriting for a Building Manager to join a luxury development in South West London.
Hours: Monday to Friday 9am - 5pm and Saturdays 9am - 1pm
Salary: £22,000 to £24,000 + 2 Bedroom Flat
Duties:
- To manage and direct staff and contractors, to help ensure the security and comfort of the residents.
- To maintain a high standard of maintenance and cleanliness within and outside the building.
- Remain discreet at all times and not discuss the affairs of residents other than as necessary to fulfil duties.
- Being familiar with emergency procedures.
- Assisting enforcement of lessees' and residents' obligations generally, such as requesting removal of personal items and parcels from common areas.
- At all times when not carrying out duties away from the front desk, monitor the CCTV system, acting accordingly on suspicion of trespass, criminal damage etc. The operation and any recording made via CCTV must be kept confidential and secure at all times.
- Collecting daily (when on duty) rubbish and recycling from the cupboards for each individual flat and placing it in the appropriate container in the bin store; liaising with the Council over any issues with refuse and recycling collections including missed collections.
- Being familiar with the positioning, operating procedures and (where applicable) testing and maintenance procedures of all fire-fighting equipment, checking that it is in position, clean and accessible; carrying out a weekly fire alarm test; ensuring that corridors are kept clear of eg deliveries and rubbish / recycling.
- Maintaining a schedule of all common services, such as alarms, pumps, boilers, emergency lighting, lifts, Leisure Centre equipment and bringing to the attention of the Managing Agents any such items which are faulty or have not received their timely service.
- Maintaining a secure key safe to hold the keys of residents who wish to lodge a spare key in the Estate Office, advising residents of the merits of doing so and ensuring always that key are always signed in or out in a Key Control Book.
