PMR are seeking an experienced Maintenance Manager to work with our client a national provider Build to Rent residential developments. As the Maintenance Manager you will assist on overseeing the day-to-day facility operations of the company's large Build to Rent development in Leeds. You will ensure that all services and activities are carried out efficiently, enabling profitable operation of the Estate. You will be responsible for developing and maintaining effective working relationships with all stakeholders as well as collaborating with operational colleagues to negotiate the best outcomes for the business delivering excellent customer service to all residents, contractors, and visitors.
Responsibilities:
- Line management of onsite maintenance technicians
- Organising planned and reactive maintenance
- Closing planned and reactive maintenance jobs
- Ensure H&S compliance on site and instil a H&S culture
- Liaise with central M&E teams
- Oversee the defects liability period with the main contractor
- Organising and inspecting move in and vacating maintenance works
- Staff reviews, ensuring all KPI's are understood and met
- Ensuring that all vacant properties are in the best possible viewable state
- Reporting the status of units to the Head of Leasing and wider team
- Assist in budget preparation ensuring all line items are captured
- Responsible for the staff training
- Conduct daily walk around site in-line with MBWA
- Leading the team by setting examples of best practice
- Organising shifts patterns and team cover
- Provide first class customer service to residents
Experience:
- The successful candidate must have experience of least 3 years + in a similar role within a residential development, hospitality, or purpose built student accommodation
- Good understanding of Health and Safety processes; holding IOSH or higher
- Knowledge of Fire Safety and Building Safety along with Legionella, Asbestos etc.
- Experienced within Built Environment, M&E, Construction, FM or Property Management, Estates Management would be ideal
- A positive team player, with an adaptable and flexible approach along with ability to work collaboratively to drive results and support the wider team and business objectives.
