My client is currently looking for a Development Manager to oversee a residential development in Chelmsford, Essex. Working independently, you will be responsible for the day to day operations on site, reporting directly to the Property Manager.

You will create a warm and friendly environment for residents, delivering excellent customer service to the high standards expected. You will be courteous, professional and passionate about the duties required from you.

Role: Development Manager

Hours: Monday to Thursday, 7am - 7pm (44 hours)

Salary: £27-29,000k pa, depending on experience

Duties include but not limited to:

The Residents - provide a positive and approachable presence on site and be available to assist to the best of your ability for any queries and requirements they may have. Ensure residents and their guests feel welcome, helping those new to the devlepoment settle into their new homes. Act as a main point of contact for the building, including in the event of emergencies, dealing with problems appropriately and efficiently, contacting the appropriate response teams and authorities.

The Building - Carrying out daily checks to ensure that the building is safe and secure. Ensure that all communal areas and ground are maintained and kept clean, through effective management and organisation of contractors. You will learn to have a full understanding of the requirements of site, but ideally have a previous knowledge of equipments and operations used and be able to use effectively. When works are required on site, you will be responsible for raising works orders, liaising with the contractors and monitor their progress to ensure the work is completed on time, safely and to the high standards expected.

Customer Service - You will be expected to act as an ambassador for the business at all times, always delivering an exceptional level of customer service and willingness to assist to the best of your ability. Encourage and support the formation of the Resident's Association when necessary and listen to their feedback, working with them to enhance customer experience for all residents. Help to build a sense of community within the development, encouraging a social atmosphere for all. Build relationships with next of kin, regular visitors and the local authorities, such as doctors, social workers and health authorities as appropriate.

Legal & Leasehold - be aware and vigilant to rules and regulations contained within any lease and tenancy agreements and changes, advising with your area manager as required. Following internal procedures to fulfil the Landlord statutory obligations.

Administration - maintain all computer records accurately and in line with procedures. Collect payments for any development bookings or service charges and bank them in line with company policy. Ensure all data is protected and stored safely within IT systems.

Property Sales - assist in the sale and resale of property. Conducting showings and tours with prospective purchasers around the communal areas of the development as well as liaising with the respective estate agents as necessary, assisting them wherever possible. Occasioanlly internal viewings will also be required if pre-dicussed with the managing agent. Ensure a positive manner in actioning these and keep all discussions in line with company policy.

Qualifications:

GCSEs (A-C) or NVQ Levels 2/3 demonstrating adequate literacy and numeracy skills

Experience:

Essential: Work in a customer service environment

Desirable: Working with older people, Property Management, Health and Safety, Office 365

Personal Qualities:

Passion for customer service

Excellent communication

Ability to deal with challenging or emergency situations in a calm and efficient manner
